Senior Project Manager - Property & Assets
Location: Home‑based with regular regional travel across the South of England Contract: Permanent, Full‑time
Salary: c£60,000 plus £6,200 car allowance

This is a high‑impact leadership role where you’ll shape the delivery of major planned maintenance programmes that keep our homes safe, sustainable and fit for the future. As a Senior Project Manager, you’ll lead a technical team, manage significant investment activity and ensure our properties meet the highest standards of quality, compliance and customer experience.
About the Role
As a Senior Project Manager, you’ll take ownership of planned maintenance programmes from inception through to completion, ensuring every project meets cost, quality and regulatory expectations. You’ll lead a team of technical specialists, manage complex contractor relationships and oversee procurement, governance and compliance activity that keeps our homes aligned with the Decent Homes Standard. Working closely with colleagues across Property and Assets and the wider care, homeownership and rented operational teams, you’ll translate strategic priorities into deliverable work packages, drive continuous improvement and ensure customers receive a consistently high‑quality service.
What You’ll Be Doing
1. Lead and develop a technical team delivering customer‑focused planned maintenance programmes
2. Ensure all works comply with CDM regulations, Section 20 requirements and Decent Homes guidance
3. Ensure all works meet statutory requirements in relation to planning approvals, listed building consent and Building Regulations
4. Manage budgets, valuations and financial forecasting for planned works
5. Oversee procurement activity and collaborate with internal teams and external contractors
6. Provide expert advice on contracts, commercial matters and property standards
7. Develop programme briefs and convert them into deliverable work packages
8. Monitor contractor performance, identify risks early and take decisive action
9. Embed strong governance, quality assurance and fraud‑prevention controls
10. Drive continuous improvement and promote an excellent customer experience
11. Ensure accurate electronic storage of project documentation and compliance records
Skills, Experience & Qualifications
12. Strong project management and contract administration capability across planned maintenance and capital works wihtin a housing or proerty organisation
13. In‑depth understanding of Decent Homes, HHSRS, CDM 2015 and emerging Building Safety legislation
14. Understanding of Planning, Listed Building and Building Regulations requirements
15. Understanding of lease obligations and delivering projects that meet the requirements of Section 20 of the Landlords and Tenants Act
16. Experience developing specifications, tender documents and managing supply chain partnerships
17. Knowledge of JCT and NEC contract frameworks, procurement routes and dispute resolution
18. Skilled in programme planning, risk management, performance monitoring and reporting
19. Proven experience in property maintenance, surveying or construction project management
20. Track record of leading teams and managing contractors across complex programmes
21. Experience managing large budgets and analysing data to inform decisions
22. HNC in Construction (or equivalent); MCIOB/MRICS desirable
23. Site safety qualification (SSSTS, SMSTS or IOSH Managing Safely) or willingness to achieve
24. Full UK driving licence and ability to travel across Anchor sites
