We are seeking a Commercial Manager (Quantity Surveyor / Project Surveyor) for our UK Regions Construction business on a circa £300m heritage refurbishment project in Manchester City Centre.
The Commercial Manager will lead the commercial management of significant work packages, including contract management, working closely with Project Managers to ensure compliant, coordinated, and financially sound proposals and reporting.
* Implement and maintain commercial and financial procedures and reporting systems.
* Maintain detailed cost forecasts and reconcile values and actual costs.
* Provide accurate monthly forecasts and final accounts.
* Understand the relationship between cost, value, and profit.
* Forecast and monitor cash flow.
* Support risk and opportunity management, including risk modeling.
* Understand JCT notices and payment criteria.
* Perform interim valuations for contractor payments.
* Manage early warnings and change processes.
* Prepare tender documentation, applying lump sum, re-measurable, and provisional allowances.
* Manage work contracts effectively throughout the project.
Experience & background:
* Degree in Quantity Surveying or relevant qualification.
* Working towards or holds RICS or CIOB membership.
* Experience with reputable main contractors as a Commercial Manager or Quantity Surveyor.
* Strong communication skills.
* Knowledge of building programs, technology, and construction methods.
* Ability to read drawings and design information.
* Experience with variations, Loss & Expense, and cost reports.
* Knowledge of measurement, valuation, contracts, and legislation.
