Salary: £50,000 – £65,000 per annum

Overview
An established North West building services contractor is seeking an experienced Contracts Manager to join its contracts department. The role involves leading the delivery of mechanical building services projects, ensuring they are completed on time, within budget, and to the highest standards of quality and safety.
Project values typically range from £50k to £4M, across sectors including commercial, healthcare, education, aerospace, private industry, local government, and defence.
Candidates must have a strong understanding of heating and domestic services, proven contracts management experience, and be confident working in plant rooms. The role is client-facing and requires experience working with Tier 2 Principal Contractors, local councils, NHS organisations, and major industrial clients.
Key Responsibilities
Contract & Project Management

Manage and deliver mechanical/building services projects from inception to completion

Oversee procurement of materials, labour, and subcontract packages
*
Quantify, order, and control materials and labour resources
*
Monitor site progress and represent the business at progress meetings
*
Assess work content and apply value engineering principles
Commercial & Financial Management
*
Maintain overall project profitability
*
Produce progress applications and value work for payment
*
Price and manage contract variations
*
Negotiate and agree final accounts
Quality & Technical
*
Monitor quality and workmanship to meet required KPIs
*
Provide technical and installation guidance to operatives and clients
*
Maintain high standards to protect and enhance company reputation
Health & Safety
*
Produce risk assessments and method statements
*
Monitor site health and safety performance
*
Provide guidance to installation operatives on H&S matters
Leadership & Business Development
*
Mentor and support site operatives
*
Maintain strong relationships with existing clients
*
Support the development of new business opportunities
Requirements
*
Proven experience as a Mechanical Contracts Manager or similar role
*
Strong knowledge of heating and domestic services
*
Building Services qualification (minimum NVQ Level 3 or HNC)
*
CSCS card
*
Proficient IT skills (Microsoft Excel, Word, Outlook)
*
Confident client-facing professional with strong communication skills
*
Experience managing projects within commercial, healthcare, and education sectors
