Contracts Manager
Location: Romford (office-based with site travel)
Salary: £55,000 - £60,000 per annum + KPI bonus
we are looking for an experienced Contracts Manager with a strong social housing background to lead their property services division. This is a client-facing role where you'll manage contracts covering repairs, planned works and fire safety projects for housing stock, combining commercial expertise with operational leadership.
This is an office-based role in Romford with regular site travel (fuel expenses covered). It offers an excellent opportunity to take ownership of key social housing contracts while working closely with local authority and housing association clients.
What you'll be doing:
1. Overseeing contracts for social housing repairs, planned works and FRA projects
2. Pricing up works using SOR codes and managing valuations
3. Acting as the key client contact for councils and housing associations
4. Monitoring contract KPIs and driving service improvements
5. Leading supervisors, site managers and operatives across multiple projects
6. Ensuring works meet compliance, safety and quality standards
7. Managing budgets, costs and overall commercial performance
What we're looking for:
8. Proven experience as a Contracts Manager within social housing/property services
9. Strong knowledge of SOR codes and pricing
10. Solid background in managing repairs, planned works and FRA contracts
11. Confident in a client-facing environment, with strong communication skills
12. Commercially aware with financial management expertise
13. Full UK driving licence
