To build and nurture the relationships between the service and both internal and external customers. To maintain the standards of the property portfolio in line with legislation and Decent Homes standard.
Specific Tasks & Responsibilities
* Have direct responsibility for designated Maintenance Team members
* Annually review and update all risk assessments for the maintenance team
* Conduct and document a minimum of bi-annual One to One meeting with Maintenance Team members
* Monitor leave and absence of the maintenance team and complete all associated documentation
* Recruit and appraise Maintenance Team Members to develop and maximise their potential
* Performance monitoring of the Maintenance Team to ensure a consistent and robust service delivery
* Liaise with the Property Admin team when assigning planned, reactive and emergency repairs
* Communicate with the Property Admin Team to ensure effective and efficient scheduling of works
* Ensure all Maintenance Team Members are trained on all mandatory training
* Support the Maintenance Manager in Team Meetings to ensure all Team Members are appraised of organisational changes and updates
* Support with the monitoring of the usage of Petty Cash, Trade, Credit and Fuel Cards of the Maintenance Team
* Undertake any investigations or disciplinary procedures when necessary
* Accurately monitor and record all stock movements
* Build and maintain effective working relationships with Landlords and Contractors
* Ensure the fleet vehicles within the service are legal, maintained and all associated expenses are documented
* Constantly review the service’s processes to increase productivity and effectiveness in line with continuous improvement
* Attend all relevant training courses and manager meetings as requested by the organisation
* Attend a minimum of Bi-annual One to One meetings
* Adhere to all Target Housing’s policies and procedures
* Perform any other duties as requested or required to further the aims of the organisation and as directed by the Senior Management Team
