The Role:
We are seeking a proactive, hands-on, and multi-skilled Maintenance Operative to ensure our operational sites remain safe, efficient, and presented to the highest standards. This is a vital, dual-site role focused on maintaining a high state of repair and cleanliness across our Head Office in Watford and our Warehouse in Hemel Hempstead, with occasional travel to London sites as required.
The successful candidate will take genuine pride in their work, blending technical aptitude with a can- do attitude to tackle a variety of tasks, ranging from routine scheduled maintenance to reactive minor repairs. You will be the go-to person for keeping our facilities running smoothly and looking their best
Job Specifics:
Contract Type: Permanent
Hours: 10 hours per week (Ideally split as 5 hours over 2 days; flexible for discussion)
Location: Based in Watford, with regular requirements in Hemel Hempstead - Note: Must be comfortable driving into London for ad-hoc tasks as required.

Key Responsibilities
General Repairs & Upkeep:
- Handyperson Tasks: Undertake minor carpentry, basic plumbing, fixing fixtures, and repairing office equipment (e.g., adjusting desks).
- Lighting & Fittings: Change light bulbs and ensure all internal/external fixtures are in safe, working order.
- Fabric Upkeep: Execute touch-up works including painting, decorating, and minor plastering to maintain a professional aesthetic.
- Exterior Care: Maintain the property exterior throughout the seasons, including basic gardening, landscaping, and clearing outdoor areas
Site Operations & Logistics:
- Furniture & Events: Assemble, shift, and install furniture or equipment. Lead the setup of rooms for meetings and special events.
- Space Organisation: Keep sites tidy by removing waste, re-organising storage, and clearing general areas to ensure a hazard-free environment.
- Kitchen & Vending: Support daily office flow by emptying/loading dishwashers and stocking vending machines (including local cash-and-carry trips).
- Plant Care: Act as the resident plant keeper, ensuring all office greenery is watered and well- maintained.
Health & Safety & Compliance:
- Safety Checks: Conduct weekly and monthly Health & Safety office inspections.
- H&S Support: Assist the Facilities and H&S teams with ad-hoc actions and ensure all work follows a safety-first mind-set.
- Contractor Liaison: Help supervise onsite contractors and respond to requests from property managers as needed.
Proactive & Reactive Support -
- Work Management: Balance a schedule of routine preventative maintenance with the ability to react quickly to fix-it requests.
- Project Support: Manage small ongoing projects, ensuring tasks are completed in a timely manner.
- Team Assistance: Provide general support to the Office Team and assist with miscellaneous tasks at the Watford and Hemel Hempstead sites.
Key Skills & Experience:
* Experience of property maintenance and general handy-person duties
* Fault-finding and solution-finding abilities are essential
* Broad knowledge of practices and techniques of repairs and maintenance in a commercial office environment
* PLI Certificate (desirable)
* Be hard working and enthusiastic
* Awareness of manual handling and H&S regulations
* Basic Plumbing and Electrical skills * Attention to detail is a must and strive to deliver quality work
