My client is a private landlord with a diverse portfolio of residential and commercial properties throughout Greater London and nationwide. They're looking for a highly motivated Head of Property Management to run their team. Duties:
1. New Build Handovers, completing snagging reports.
2. Pre-Tenancy checks.
3. Arranging Routine maintenance visits.
4. Obtain references and provide LL references to outgoing tenants
5. Issuing works orders and daily monitoring of outstanding works.
6. Management of property float. It iis very important to be accurate and confident in dealing with figures. This is not an accountancy position but accuracy is vital.
7. Arrange the property emergencies cover for the tenants 24 hours a day, seven days a week, 365 days a year.
8. Signing off third party maintenance invoices and property related charges for payment by accounts.
9. Arrange a pre and post tenancy clean.
10. Property visits following a full inspection report to the Landlords.
11. Arrange Gas Safety and Electrical Test
12. Maintain approved contractor list / third party relevant qualifications and insurances.
13. Transfer all Utilities to the appropriate name.
14. Handing the keys.
15. Dealing with third parties contractors, concierges and Building Managers.
16. Ensuring that the property meets Health and Safety Compliance requirements.
