Job Title: Tenancy Manager (based in Swansea)
Salary: £34,000+ per annum OTE
We are seeking a highly motivated and experienced Tenancy Manager to join our growing team. The ideal candidate will play a pivotal role in managing our property rental portfolio, ensuring seamless tenant placement and exceptional service for both tenants and landlords with minimal errors, ensuring the best experience for both the landlord and tenant.
Key Responsibilities:
* Identify and attract new tenants through effective marketing and outreach strategies.
* Match tenants with properties that best meet their needs and preferences.
* Conduct property viewings, providing detailed and personalised tours, both in person and virtually.
* Negotiate rental agreements to secure favourable terms for all parties.
* Successfully close tenancy deals, ensuring all documentation is accurate and timely.
* Upsell products and services to satisfy the tenant and landlords needs.
* Maintain regular communication with landlords and tenants, providing updates and resolving inquiries promptly do ensure a great experience each and every time.
* Manage ongoing tenancies, addressing any tenant or landlord issues and ensuring compliance with lease agreements.
* Carry out compliance checks to make sure all properties are correctly certified, safe and up to date with current legislation.
* Source new properties to expand the rental portfolio.
* Onboard new landlords, building strong relationships and understanding their requirements.
* Deliver exceptional customer care, maintaining high satisfaction levels among all stakeholders.
* Gain customer feedback and reviews, to allow us to learn, improve and grow.
Qualifications and Skills:
* Proven experience in property or tenancy management with an ARLA qualification or similar.
* A good understanding of tenancy laws & regulations in Wales.
* Rent Smart Wales qualified.
* An understanding of HMO compliance and obligations.
* Friendly & welcoming manner.
* Must be punctual and disciplined.
* Strong negotiation and interpersonal skills.
* Excellent communication and customer service abilities.
* Ability to multitask and manage time effectively.
* Detail-oriented with a proactive approach to problem-solving.
* Comfortable learning and implementing new software and systems.
