Life Cycle Project Manager – PFI Hospital
Contract Type: Full-time, Permanent
Salary: £70,000 (negotiable) + Benefits
About the Role
We are seeking an experienced Life Cycle Project Manager to take responsibility for managing the life cycle delivery and PFI performance of hospital facilities within an NHS environment.
This is not a traditional construction project management role. The focus is on PFI contract management, lifecycle planning, and managing interface issues that arise during operational and pre-construction meetings. You will play a key role in ensuring the long-term functionality, compliance, and value of the hospital estate through proactive lifecycle planning and stakeholder collaboration.
Please note: Previous PFI experience within NHS hospital environments is essential. Applications without this experience will not be considered.
Key Responsibilities
1. Life Cycle Planning

Develop and manage long-term lifecycle and asset replacement plans aligned with hospital and contractual objectives.
*
Conduct regular condition and risk assessments to identify improvements, efficiencies, and renewal requirements.
2. PFI Interface & Project Delivery
*
Act as the key interface between client, SPV, and FM teams, resolving PFI-related queries and disputes.
*
Oversee lifecycle works, ensuring compliance with performance and contractual obligations.
*
Monitor project progress, ensuring time, cost, and quality targets are met.
3. Compliance & Safety
*
Ensure full adherence to statutory, health, safety, and environmental standards.
*
Manage audits, inspections, and certifications to maintain compliance and performance standards.
4. Stakeholder Engagement
*
Build and maintain strong relationships with NHS Trust representatives, service providers, and contractors.
*
Manage communication between operational teams, technical specialists, and governance bodies.
What We’re Looking For
*
Proven PFI experience within healthcare or hospital environments (essential).
*
Strong understanding of building systems, lifecycle planning, and asset management in operational hospitals.
*
Construction / CDM training or equivalent professional qualification.
*
Excellent communication and negotiation skills for managing complex stakeholder relationships.
*
Commercial awareness and the ability to assess lifecycle and cost implications.
*
Organised, analytical, and solutions-driven with strong attention to compliance and detail.
