Maintenance Manager (Structure and Building Fabric)

Salary: A GBP 57,000 per annum
Hours: 40 hours per week with 1:hour, unpaid lunch break. Full Time Monday to Friday 0800: 1700hrs throughout the year.

The Role
The School has a wide range of buildings and interior finishes ranging from late Victorian to modern day.
They have a large community consisting of over 1000 boarding and day pupils, pastoral and academic staff and support departments occupying over 200 buildings on and off site. We are seeking an experienced, enthusiastic and dynamic estate professional to join their team. Reporting to the Estate Bursar, the Building Fabric Maintenance Manager is responsible for the maintenance of all built fabric of the School and wider group estate portfolio.
With such a wide:ranging remit, you will need to be able to plan, coordinate and manage all activities of the in:house building fabric maintenance team (and external contractors) in delivering an excellent service to the estate department and the wider school community. You will be responsible for structures and fabric related day:to:day and reactive tasks, planned preventative scheduling, related service contracts and minor maintenance projects carried out either by the estate team and/or external contractors.
The role is of huge importance, requiring leadership and strong management of the fabric team (and external contractors) to ensure they adequately maintain and improve the built fabric of the estate and associated holdings.
Responsible for managing the maintenance, repair and renewal of all external structures and building fabric including roofs, windows, walls and floors.
* Rainwater services including below ground surface water and foul drainage systems
* Internal building fabric : including all walls, doors, floors, joinery and decorations
* Internal and external fixtures and fittings relating to the built fabric
* Infrastructure : roads, paths and walls
Key Responsibilities
Mindful of the need to maintain operational use of the estate for both school and business interest, at all times, during both term time and holiday periods, you will work closely with members of the estate department management team and colleagues from the wider organisation. Your responsibilities include but are not limited to:
* Strong technical knowledge of building structures and fabric and ability to lead and direct operatives to carry out maintenance, refurbishment and new works to correct and robust details.
* Good understanding of equipment needs for the work activities of the team and ability to advise and assist team members and other estates personnel accordingly
* Ensure works are carried out to budget, quality and time making every effort to keep both to a minimum.
Management and leadership
* Lead and drive the building fabric team, ensuring that an effective workflow is maintained and that work is undertaken to the required quality and standard.
* Handle and advise on the training and development needs of your team
* Perform human resource responsibilities for Structure and Building Fabric operatives
* Recruit of building fabric maintenance staff, where necessary.
H and S
* Ensure all works are carried out safely, applying your thorough knowledge of relevant H and S legislation and approved codes of practice and your ability to plan and implement works including adhering to safety regulations, enforcing industry requirements, assessing risks and implementing safe systems of work. Regular reporting and maintenance of records.
* Maintain full compliance with all legislation affecting the structural and building fabric infrastructure and services
* Ensure compliance with all legislation affecting the workplace, construction works and members of the public in relation to any Structure and Building Fabric maintenance work undertaken.
