Join to apply for the Principal, Investments - Real Estate role at Ontario Teachers' Pension PlanJoin to apply for the Principal, Investments - Real Estate role at Ontario Teachers' Pension PlanGet AI-powered advice on this job and more exclusive features.The opportunityThe role is instrumental in working on our existing real estate portfolio with a clear focus on financial performance and strategic decision-making to maximize returns on real estate investments as well as ensuring the efficient operation of real estate assets and the real estate business.The opportunityThe role is instrumental in working on our existing real estate portfolio with a clear focus on financial performance and strategic decision-making to maximize returns on real estate investments as well as ensuring the efficient operation of real estate assets and the real estate business.This individual will work collaboratively with and support the investment teams and our operating partners, both in the acquisition phase and to drive execution of business plans and deliver value creation initiatives, as well as collaborate with the portfolio management team to measure performance and provide consistent, clear information across all property types to improve business planning, valuation and accurate reporting.Who You'll Work WithSupport throughout asset life cycle, including execution of business plans and exit, for assets with complex investment strategies, in conjunction with local operating partners, leasing / sales agents, property managers and other technical consultantsWork collaboratively with the investment team to review potential acquisitions, with a particular focus on capex programs, construction budgets, and business plans.Analyse, negotiate and recommend lettings, capital expenditure programs, refinancings within the existing portfolioMonitor development progress and capex expenditure to ensure delivery on time and within budgetDrive sales marketing strategies, timing, and management of the disposal progressChallenge and support the operating partner, monitor progressSupport annual / bi-annual property valuation process and preparation of internal and external reportsCollaborate and build relationships with various stakeholders, including property managers, brokers, tax and legal teams to achieve investment objectivesEvaluate asset level business plans and cash flow projections and work with operating partners on executionCommunicate with senior management/internal stakeholders on a regular basis keeping them informed on the progress of the business plan, valuations major asset management initiatives and upcoming risksWhat You'll DoWork collaboratively with internal stakeholders on various portfolio management initiativesExecuting financing strategies, including regular loan compliance reportingIncorporate sustainability and ESG principles into real estate property management and development practices, working with our Sustainable Investment team.Ensure all investments are governed effectively through the pension fund’s governance frameworkRegularly review the strategy of the existing portfolio to implement actions to achieve the pension fund’s objectivesWhat You'll Need7-10 years relevant experienceExceptional organisational and time management skillsDisciplined and diligent approach with rigorous attention to detailAn ability to work effectively as part of a team as well as independently, including engagement with third parties (Operating Partners, agents, lawyers, property managers, and other advisors)Excellent analytical and financial modelling skillsUnderstanding and experience of real estate valuation and value drivers,, (as applicable)What We're OfferingPay for performance environment that offers competitive salary and incentivesNumerous opportunities for professional growth and developmentComprehensive employer paid benefits coverageCompetitive time offOur Flexible Travel Program gives you the option to work abroad in another region/country for up to a month each yearAt Ontario Teachers', diversity is one of our core strengths.
