We've run campaigns for some of the UK's top developers and marketed over £100 million in real estate. Now we're scaling — and need someone to own and optimise how we acquire buyers for every campaign.
The Role
We're hiring a freelance or P/T performance-led Growth Marketing Manager to take full ownership of buyer acquisition. You'll be responsible for delivering leads from UK and international markets for our developer campaigns — across paid ads, landing pages, lead funnels, copy, testing and performance optimisation.
You'll manage the entire buyer funnel — reviewing paid media strategy from our external agency, writing or editing performance copy, briefing creative assets, and ensuring every campaign is fully tracked, measured, and optimised for ROI.
This is a hands-on role with real ownership — ideal for someone who understands direct response marketing and wants to grow into a broader Head of Growth role.
Responsibilities
Buyer Acquisition (B2C):
* Own the full-funnel process for delivering qualified buyer leads on behalf of developers
* Review and optimise media plans from paid ad agency (Meta, Google, TikTok)
* Brief and test new ad copy, creative formats, and offers
* Build and optimise landing pages, forms and lead capture flows
* Define and manage targeting for UK, Africa, UAE, and global buyer segments
Funnel & Campaign Optimisation:
* Set up and test form tracking, events and lead attribution (GTM, Meta CAPI, Zapier)
* Build and manage lead journeys (WhatsApp flows, emails, redirects, thank-you pages)
* Monitor campaign performance: CPL, ROAS, CAC, lead quality, conversion %
* Run rapid experiments across copy, creative, and funnel elements
Content & Creative Briefing:
* Work with internal and freelance teams to brief and QA performance creatives
* Lead the production of testimonials, carousels, reels, and performance assets
* Repurpose high-performing content for multiple formats and campaigns
Reporting & Feedback Loops:
* Track campaign results across Airtable, Meta Ads Manager, Google Sheets and Looker Studio
* Share insights with sales and product teams to improve conversion and platform performance
* Document what works — and systemise campaign delivery for repeatability
Who You Are
* 3–6 years experience in performance marketing, D2C, lead gen or high-growth agency/startup
* Strong understanding of Meta Ads, Google Ads, paid media targeting and performance funnels
* Can brief or edit landing pages, ad copy, and creative for high conversion
* Know how to use or manage: Zapier, GTM, Meta Events, Looker Studio, HubSpot or Airtable
* Comfortable working across multiple campaigns at once, with strong attention to detail
* Data-driven, scrappy, entrepreneurial — and motivated by results
Bonus (Not Required)
* Experience running international campaigns (UAE, Nigeria, Kenya, Ghana, etc.)
* Worked in proptech, real estate, or with developers
* Familiar with WhatsApp marketing, TikTok Ads, or n8n automations
