Salary: £30,000 - £35,000 - 37 hours per week
The Vacancy
We are looking for a dynamic individual with housing management experience to join the Temporary Accommodation team. You should be an adaptable person who thrives in a fast-paced environment and has relevant experience within this area. The right candidate will have the ability to multi-task and take personal responsibility for delivering services to our customers. You will play a crucial role in understanding and meeting the needs of our customers while maintaining a positive and professional image.
Introduction to the role
As part of our Temporary Accommodation team, you will use your housing management skills to help us deliver high-quality housing services to customers in our temporary and complex needs accommodation. You will also manage the lettings process including signing customers up into their homes.
Role purpose
To provide tenancy support and housing management services for customers in TA accommodation or as part of the Housing First or next Step programmes, ensuring that services are customer focussed.
What's the role?
Key Accountabilities:
* Manage all aspects of tenancy lifecycle, including pretenancy work, risk assessments, movein checks, sixweek reviews, and ninemonth startertenancy meetings.
* Regularly review tenants' circumstances and provide informed recommendations on future housing options.
* Act as a key representative for Watford Community Housing, attending court, external meetings, and engaging with community stakeholders, elected representatives, and Resident Associations.
* Work collaboratively across internal teams to ensure customers receive a seamless, joinedup service.
* Monitor and manage rent accounts, including setting up payment plans, reducing arrears, and supporting customers to maintain their tenancy.
* Manage antisocial behaviour cases and tenancy or lease breaches, working with internal teams and external agencies to resolve issues in line with policy.
* Oversee tenancy management services, liaising with contractors and ensuring service standards are met.
* Carry out regular property and fire safety inspections, arranging repairs and ensuring issues are resolved promptly.
* Support tenant involvement and engagement, encouraging residents to participate in the management and improvement of their neighbourhoods.
* Manage void properties effectively, ensuring safe and timely turnaround to minimise rental loss.
* Ensure compliance with health and safety, equality, regulatory, and legal requirements across all areas of responsibility.
* Contribute to Business Continuity and Emergency Planning, including participation in outofhours response when required.
* Deliver highquality customer service, taking personal ownership of work, communicating effectively, and using relevant IT systems confidently.
What are we looking for?
Essential:
* Experience in a social housing setting.
* Excellent customer service skills.
* Good IT skills with ability to use housing management software.
* You will need to hold a UK driving licence with access to a suitable vehicle, with insurance cover for business use.
* You will need to maintain a satisfactory basic level DBS check.
Desirable:
* Knowledge of relevant housing legislation.
* Experience of dealing with people in difficult, often stressful situations.
