Project Manager
We are looking for a highly enthusiastic Project Manager with the ability to maintain a culture of professionalism within the team, with the drive and ambition to assist the department with our Vision, whilst installing our Values into everything we do.
Reporting to the Group Property Director, the role will involve managing branch and office fit out/refit projects alongside larger maintenance jobs. The Project Manager will be responsible for analysing group spend and reducing cost, which will be achieved by working closely with supply chains and preferred contractors.
It is essential that candidates possess high levels of positivity with the ability to motivate and lead. They should be creative, forward thinking with a can-do attitude. The successful candidate will be required to undertake some work outside normal office hours, including occasional overnight stays.
Specific Requirements of the Role include:
1. To specify, tender and manage fit out and refurbishment projects, cost effectively working to defined brand specifications.
2. To have an appropriate understanding of Building Regs, Fire Regs, Asbestos awareness and Construction Health and Safety including CDM.
3. For CDM compliance, to represent the company in the role of Principal designer for projects ensuring company policy and procedures and Health and Safety regulations and policies are adhered to, including completion of relevant documentation and relevant certification.
4. Be able to interpret scaled drawing/plans.
5. To specify, tender and manage dilapidations, and other large-scale maintenance works.
6. To liaise with Senior Ops Management to agree on scheduling of works.
7. To offer technical support to the property helpdesk,
8. To liaise with external contractors and professionals (Landlords, Agents, Engineers, and Surveyors) and complete / manage works using third party, or their preferred contractors.
9. To maintain pool of preferred contractors with ability to cover specific geographical regions cost effectively to group standards and specifications.
10. To be the point of contact for the Fire Officer, Environmental Health Inspector, HSE, or other enforcement agencies for any property related issues in your geographic area of responsibility.
11. To provide monthly reports detailing workload, spend and predicted completion dates for on-going projects.
Required Skills of a Project Manager:
12. Strong time management and planning skills
13. Organisational skills, ability to plan/organise works coordinating multiple contractors.
14. Excellent communication skills, verbally, written and electronically.
15. Budgeting control and negotiating skills.
16. Thorough understanding of shopfitting procedures and general domestic construction processes.
17. Health and safety awareness, including Building Regulations, Fire Regulations and Asbestos Regulations, with a commitment to further development in these areas.
18. Relevant qualification in Building Surveying (MRICS), Contract or Construction Management or trade qualification. Health and Safety qualification desirable.
