Chartered Building Surveyor – Dilapidations
Location: London
Working Pattern: 3 days in office, 2 remote
Base Salary: Up to £65,000

Sentinel is partnering with a leading global property consultancy to hire a Senior Surveyor to join their specialist Building Consultancy team in London, focusing on occupier-facing dilapidations across commercial assets.
The London team is highly specialized (20–25 surveyors) and distinct from regional teams, which cover more generalist building surveying work. This role offers exposure to a strong pipeline of dilapidations instructions while also providing opportunities to support contract administration, project work, and occasional technical due diligence (TDD) assignments across the UK.
The Role
You will deliver professional building surveying advice for corporate occupiers, with responsibilities including:
* Preparation of Schedules of Dilapidations and negotiation of claims on behalf of occupiers
* Provision of strategic lease exit and dilapidations advice
* Management of traditional dilapidations projects
* Technical building inspections, defect analysis, and reporting
* Contract administration and project management on refurbishment or repair works
* Occasional collaboration with Technical Due Diligence teams for investor-related projects
* Preparation of Planned Preventative Maintenance (PPM) programmes where required
You will work closely with colleagues across multi-disciplinary teams to deliver integrated, high-quality client solutions.
Key Responsibilities
* Lead and deliver dilapidations projects from inspection through to negotiation and settlement
* Undertake contract administration and project work as required
* Provide technical and commercial building advice to occupier clients
* Manage client relationships and contribute to business development
* Collaborate within a highly specialized London team of 20–25 surveyors
* Support the continued growth of the building consultancy service line
Required Experience & Qualifications
* Chartered status
* Experience in building consultancy (or similar experience)
* Exposure to dilapidations (contract administration and project management are also useful)
* Understanding of landlord & tenant obligations and lease exit requirements
* Proven ability to manage projects and client relationships effectively
* Commercial awareness and proactive approach to client service
