Job Title: Estate Manager / Negotiator Location: Hitchin office base. Portfolio in East Anglia, South East and London Job Type: Option for full or part time (pro rata) Reports To: Company Directors Job Summary: The Estate Manager will oversee the management of a diverse portfolio of properties, mostly commercial with some residential including listed buildings, modern commercial units, and farmland. The role requires ensuring compliance with all relevant regulations, optimising property revenue performance and maintaining strong landlord-tenant relationships. The company is a RICS regulated, Chartered Surveyors and Property Management business comprising a close team of 6 who are office based, working together in Hitchin. Your pivotal role will be a collaborative one, communicating closely with the Directors, Finance and Admin team. Key Responsibilities: Portfolio Management: Manage a diverse portfolio of properties, ensuring optimal financial performance Lease Negotiation: New leases, lease renewals and rent reviews Compliance: Ensure all properties comply with relevant regulations, including health and safety, environmental, and heritage conservation standards, with assistance from an Administrator Tenant Relations: Develop and maintain positive relationships with tenants, addressing their needs and resolving any issues promptly Financial Management: Oversee budgeting, rent collection, lease renewals, and service charge management in collaboration with the Finance Team Maintenance and Repairs: Coordinate and supervise maintenance and repair activities with contractors and ensuring properties are well-maintained Qualifications and Experience needed for this role: Education: A qualification in Property Management or a related field advantageous Professional Membership: Member of the Royal Institution of Chartered Surveyors (RICS) important Experience: Proven experience in commercial property management essential and with listed buildings and farmland desirable Skills: Strong knowledge of property laws and regulations, excellent communication and negotiation skills.
