Commercial Manager – Heritage & Restoration Projects

Role Overview
We are seeking an experienced Commercial Manager to oversee the commercial and contractual performance of heritage and restoration construction projects. The successful candidate will manage cost control, procurement, risk management, and commercial strategy from tender stage through to final account, ensuring projects are delivered profitably, compliantly, and to the highest quality standards.
This role requires a strong background in traditional building techniques, conservation-led projects, and working within sensitive historic environments.
Key Responsibilities
* Manage commercial aspects of multiple heritage and restoration projects simultaneously
* Prepare and manage project budgets, cost plans, and forecasts
* Lead procurement of subcontractors and suppliers
* Prepare, negotiate, and manage contracts and subcontracts
* Manage valuations, variations, interim applications, and final accounts
* Identify and mitigate commercial and contractual risks
* Work closely with project managers, site teams, and conservation specialists
* Provide commercial input during tendering and bid submissions
* Ensure compliance with contract terms and company procedures
* Monitor cash flow and financial performance of projects
* Support dispute resolution and claims management when required
Essential Requirements
* Proven experience as a Commercial Manager or Senior Quantity Surveyor
* Demonstrable experience delivering heritage, conservation, or restoration projects
* Strong knowledge of traditional construction methods and materials
* Excellent understanding of JCT and NEC forms of contract
* Strong commercial acumen and negotiation skills
* Ability to manage multiple projects and priorities
* High level of accuracy and attention to detail
* Strong communication and stakeholder management skills
* Full UK driving licence
Desirable
* Degree or HNC/HND in Quantity Surveying, Commercial Management, or Construction-related discipline
* Membership of RICS or CIOB (or working towards)
* Experience working with listed buildings and conservation officers
* Knowledge of grant-funded or publicly funded heritage projects
