What we are recruiting for:
We are recruiting a Commercial Manager (Quantity Surveyor / Project Surveyor) to join our UK Regions Construction business on a circa £300m major heritage refurbishment project in Manchester City Centre.
The Commercial Manager is primarily responsible for leading the commercial management of work packages of significant scope, complexity, and value for the project. This includes managing works contracts, working closely with the Project Manager(s) to ensure compliant, coordinated, and commercially appropriate proposals and outputs in terms of design and cost, as well as undertaking all appropriate levels of internal and external reporting.
Roles & responsibilities:
1. Understand and implement commercial & financial procedures and reporting systems.
2. Maintain detailed cost forecasts and reconcile between value and actual cost.
3. Report accurately to the monthly forecast final account.
4. Demonstrate a clear understanding of the relationship between cost, value, and profit.
5. Forecast and monitor cash flow.
6. Support the project manager in managing project risks and opportunities.
7. Carry out risk modelling.
8. Understand JCT notices and payment criteria.
9. Perform interim valuation of works to ensure timely payments to contractors.
10. Manage the early warning and change process in accordance with project controls.
11. Be skilled in the avoidance and defence of claims.
12. Procure robust packages by understanding package interfaces and design risks.
13. Prepare tender documentation and apply principles of lump sum, remeasurable, and provisional allowances.
14. Manage work contracts effectively throughout the project delivery period.
Experience & background:
1. Degree in Quantity Surveying or relevant academic achievement.
2. Holds or is working towards RICS or CIOB.
3. Experience with a reputable Main Contractor as a Commercial Manager or Quantity Surveyor.
4. Good verbal and written communication skills.
5. Understanding of building programmes, technology, and construction methods.
6. Ability to read drawings and design information.
7. Ability to process and interrogate variations and Loss & Expense.
8. Confidence in preparing internal monthly cost reports and forecasts.
9. Knowledge of measurement and valuation techniques.
10. Knowledge of contractual laws and legislation.
