We are seeking an experienced and motivated Building Pathology Surveyor to join our Housing and Neighbourhood Service. This is a key technical role focused on diagnosing building defects in domestic dwellings and delivering high-quality, compliant solutions that improve homes and protect residents.

You will undertake pathological building surveys across our social housing stock, producing professional reports in both technical and non-technical formats. A significant focus of the role is the identification and remediation of damp, mould and condensation, ensuring full compliance with Awaab’s Law (2026) and all relevant housing, health and safety legislation.

You will also act as a trusted technical advisor, working closely with tenants, colleagues, contractors and external stakeholders to deliver a customer-focused, high-performing repairs service.

Key Responsibilities

1. Carry out pathological building surveys, condition assessments, specialist surveys and HHSRS inspections, recording accurate measurements and identifying non-compliance with legislation and standards.
2. Diagnose building defects and specify appropriate remedial works, with particular emphasis on damp, mould and condensation.
3. Produce high-quality written reports, including property surveys, scopes of works, specifications, HHSRS reports and product evaluations.
4. Provide technical advice, training and support to colleagues and apprentices, including safe site visit practices and visual risk assessments.
5. Prepare technical drawings and specifications using AutoCAD, NBS or equivalent software.
6. Maintain accurate site instructions, validate invoices and work completions, and provide cost estimates using SORs or supplier data.
7. Liaise professionally with tenants, leaseholders, contractors, suppliers, elected members and external bodies.
8. Support the first stage of customer complaints and enquiries, including responses to elected members.
9. Ensure compliance with CDM Regulations, asbestos awareness, fire safety, building regulations, planning requirements and council policies.
10. Use IT systems effectively, including handheld technology, and contribute to service improvement and business continuity planning.
11. Work flexibly across the service to meet objectives and performance targets.

What We’re Looking For

Essential Knowledge & Experience

12. Experience surveying domestic properties and diagnosing building defects.
13. Sound knowledge of housing, construction, health & safety and building regulations.
14. Experience delivering construction or repair-related surveys to industry standards.
15. Understanding of contracts administration and IT-based office systems.

Skills & Abilities

16. Strong analytical and problem-solving skills with the ability to make sound technical decisions.
17. Excellent written and verbal communication skills, capable of producing clear technical and customer-friendly reports.
18. Ability to build and maintain positive working relationships and high standards of customer care.
19. Competent IT user, confident with new technology and willing to develop AutoCAD skills.
20. Able to work independently and collaboratively as part of a team.

22. Willing and able to carry out site visits, including working at height and in confined spaces.

Qualifications

A relevant trade qualification (e.g. City & Guilds) with ONC in building construction or surveying, or equivalent practical experience demonstrating the required level of knowledge.
