Overview
Our client, a boutique, independant estate agency, is seeking an experienced and organised Property Manager to take over the management of a well-established residential portfolio across five London blocks. This is a key hire replacing an outgoing team member, and the incoming Property Manager will receive a full handover and shadowing period to ensure a smooth transition.
This role is fully office-based (Hampstead), Monday to Friday, 9am6pm, and requires someone proactive, reliable, and confident managing a varied residential portfolio end-to-end.
Key Responsibilities
Portfolio Management
Oversee a portfolio of residential units across five London blocks.
Ensure all properties are well-maintained, compliant and managed to high standards.
Coordinate check-ins, check-outs and deposit returns.
Landlord & Tenant Relationships
Act as the primary point of contact for landlords and tenants.
Resolve queries efficiently and professionally.
Provide regular updates on property status, maintenance and actions required.
Maintenance & Compliance
Arrange and manage repairs, maintenance and contractor attendance.
Ensure full compliance with relevant regulations (EICRs, gas safety, EPCs, etc.).
Financial Oversight
Oversee rent collection and ensure timely payments.
Work with internal teams on renewals, arrears and reconciliations.
Administrative Duties
Maintain accurate digital and paper-based property records.
Prepare tenancy agreements and coordinate renewals.
Support with end-of-tenancy processes and portfolio-wide updates.
Skills & Experience
Experience in residential property management or block/estate management.
Strong organisational, prioritisation and multitasking skills.
Confident communicator able to build positive tenant and landlord relationships.
Proactive, solutions-focused and comfortable working in a fast-paced environment.
Strong understanding of UK lettings legislation and property compliance.
ARLA Propertymark qualification welcomed but not essential.
