Responsibilities:
* Resolve complaints and disputes between tenants.
* Ensure health and safety compliance, including risk assessments and contingency planning.
* Liaise with property services to address maintenance issues.
* Manage tenancy breaches and attend evictions.
* Assess housing transfers and allocate void properties.
* Manage property viewings, sign-ups, handovers, and void turnaround.
* Visit new tenants and handle property abandonments.
* Monitor housing support services and partner compliance.
* Monitor rent payments and take recovery action.
* Liaise with benefits agencies and refer tenants for debt advice.
* Follow legal procedures and attend court as needed.
* Manage housing budgets and service charge accounts.
* Lead staff recruitment, reviews, and welfare visits.
* Attend meetings, forums, events, and training as required.
* Ensure compliance with policies on equality, safety, and customer service.
* Perform any other reasonable duties required by the organisation.
Essential Criteria:
* Degree in any discipline and 2 years' relevant housing/tenancy management experience with a social landlord or local authority OR 3 years' experience as a Housing Officer.
* Working knowledge of the Northern Ireland Housing Selection Scheme.
* Understanding of tenancy management processes, including transfers and tenancy assignments.
* Knowledge of property allocation procedures.
* Proficient in Microsoft Office, including Excel and Word.
* Strong communication skills with the ability to relate to colleagues, tenants, and external partners.
* Full UK driving licence.
* Access to a vehicle for daily business use.
Desirable Criteria:
* Experience using a Housing Management System (HMS) or similar
* At least 1 year of staff/team management experience (within last 5 years)
