Role Description
The Branch Manager is responsible for leading the day-to-day operations of the estate agency branch, driving business growth, managing staff, and ensuring exceptional customer service. This role requires a proactive, results-driven individual with strong leadership and property market expertise.
Key Responsibilities
Business Development & Sales
* Conduct market appraisals and win new instructions
* Generate new and repeat business through canvassing and networking
* Drive branch profitability and meet/exceed KPIs and budget targets
* Oversee property listings, brochures, and photography
* Negotiate sales and lettings offers effectively
* Identify opportunities to refer clients to in-house services such as mortgage advisors, conveyancers.
Team Leadership & Management
* Lead, train, and motivate a team of property consultants and negotiators
* Conduct daily morning meetings and set clear performance expectations
* Monitor staff productivity and promote soft targets (e.g., referrals, reviews)
* Support professional development and ensure compliance with regulations
Customer Service & Compliance
* Ensure high standards of customer service across all interactions
* Maintain compliance with Estate Agency, Data Protection, and AML regulations
* Manage client relationships throughout the sales/lettings
Operational Duties
* Oversee CRM and database management
* Ensure accurate applicant registrations and appointment bookings
* Liaise with solicitors, mortgage department, and other departments within the company
