Your New Role
The role of Residential Conveyancing Executive involves running a complex and diverse case load. The role requires considerable experience of a complex and varied transactions and the ability to deal with clients enquires. You need to be highly versed in regulation and compliance with strong communication skills across all channels to include Agents, Referrers, Solicitors, Lenders, Clients and Colleagues as part of daily operations, ensuring the company values and culture is supported and policies and procedures are adhered to. You will also need to work closely with your assistant, where one is provided, delegating appropriate level work and ensuring deadlines are met.
Responsibilities
* Taking instructions from clients.
* Obtaining or checking Land Registry documents or title deeds (if the land is unregistered).
* Exchanging contracts and completing the transactions.
* Title Checking the documents received in contract pack (register, title, lease, transfer).
* Reviewing searches for enquiries.
* Reviewing Management Packs (if applicable).
* Raising enquiries on the property to include land registry documents, protocol documents, searches, management packs and any other miscellaneous documentation.
* Reviewing replies to enquiries from the seller’s lawyers.
* Composing and issuing the Final Report to the client.
* Sending Contract and Transfer to the client and review upon receipt of executed documents ensuring these have been executed in an appropriate manner.
* Maintaining relationships with estate agents, solicitors, brokers etc. to ensure company reputation is maintained.
* Reviewing sale files and answering buyer’s lawyers’ enquiries in a satisfactory manner.
* Dealing with a varied case load to include Remortgages, Lease Extensions including serving notice, Transfer of Equities and all sale and purchase transactions to include Freehold, Leasehold, Shared ownership, Right to buy and unregistered properties.
* Managing client expectations.
* Support with any other duties necessary with the level of responsibility of this role as needed.
Qualifications
* Fully or part CLC or SRA qualified
Required Skills
* Strong organisational skills with attention to detail.
* Professional telephone manner and excellent written communication.
* Comfortable working in a fast-paced, client-driven environment.
* Professional, courteous, and client focused.
* A self-motivated, team player.
Preferred Skills
* Familiarity with systems like Hoowla, LEAP or Proclaim.
Pay range and compensation package
Base Salary: Up to £50,000 per annum (dependent on experience)
