Overview
As Property Portfolio Manager, you will oversee residential portfolios, focusing on performance, compliance, and long-term asset value. You will manage a well-maintained portfolio, supported by internal and external teams and a trusted contractor network, with the autonomy to make decisions and drive operational improvements.
Duties & Responsibilities
Your responsibilities will include, but are not limited to:
* Monitoring portfolio KPIs and providing regular reports on performance, risks, and required actions.
* Overseeing partner agents in marketing, valuations, viewings, negotiations, and tenancy progression.
* Managing the full tenancy lifecycle, including check-ins, check-outs, renewals, re-lets, and rent reviews.
* Ensuring all properties meet statutory compliance requirements, including safety certifications, licences, and inspections.
* Overseeing rent collection performance, arrears management, and escalation processes.
* Coordinating legal cases where required, liaising with solicitors and relevant parties.
* Managing maintenance delivery through a trusted network of contractors.
* Driving the prompt and effective resolution of maintenance issues, including the management of major works.
* Liaising with block management companies and external stakeholders as required.
* Building and maintaining strong relationships with partner agents, contractors, and internal teams.
* Providing clear communication and updates on portfolio performance, issues, and key decisions.
* Supporting Accounts/Finance with operational and financial information.
Skills & Experience Required
* Experience in residential property and lettings management.
* Strong understanding of UK property legislation and compliance requirements.
* Proven experience managing agents, stakeholders, and external partners.
* Excellent communication, organisational, and time-management skills.
* Ability to work independently in a fast-paced environment and make sound commercial decisions.
* Competent in Microsoft Office; experience with MRI or similar property management software is advantageous
