We operate with an in-house maintenance team and partner with trusted contractors for larger or specialist works.
Summary
We are seeking an experienced and initiative-taking Maintenance Manager to lead and oversee all aspects of our maintenance function. The role involves managing a team of 15 in-house operatives assisted by an Assistant Maintenance Manager and coordinating external contractors to ensure our properties remain safe, compliant, and maintained to the highest standard. A key focus will be efficient void management, ensuring properties are turned around quickly and cost-effectively for re-letting.
Location:Office based with frequent site visits required. Company car provided.
Workdays: Monday to Friday
Responsibilities
* Manage and motivate a team of 15 in-house operatives, ensuring high standards of work.
* Oversee all reactive, planned, and emergency maintenance works – site visits will be required.
* Implement preventative maintenance schedules to minimise issues.
* Take ownership of void properties, ensuring quick and efficient turnaround.
* Source, vet, and manage external contractors for specialist works.
* Recruit and onboard new operatives and contractors as the business grows.
* Ensure compliance with Gas Safety, Electrical Safety, Fire Safety, and HMO licensing.
* Manage maintenance budgets and approve contractor invoices.
* Produce monthly reports on performance, voids, and expenditure.
* Liaise with councils, landlords, tenants, and internal teams.
Skills and Knowledge
* Proven experience as a Maintenance Manager, Repairs Manager, or similar.
* Strong knowledge of building maintenance, repairs, and compliance.
* Experience in void management and property turnaround processes.
* Proven ability to recruit, manage, and develop operatives and contractors.
* Excellent organisational and leadership skills.
* Financial acumen with budget management experience.
* Strong negotiation and communication skills.
* Knowledge of UK housing legislation and health & safety compliance.
