Stock condition specialist

Cardiff
Hafod Housing Association Limited

The role

Here for people. Here for communities. Here for you.

What is the role?

Make a difference every day as a Stock Condition Specialist at Hafod.

This is a key role within our Assets team, where you’ll play a vital part in ensuring our homes are safe, compliant and fit for the future. You’ll lead on delivering our stock condition survey programme, helping us understand the condition of our properties and plan improvements that make a real difference to our residents.

It’s a varied, hands-on role where no two days are the same – from inspecting homes and identifying building issues, to working with colleagues and residents to ensure accurate, high-quality data drives our asset management decisions.

We put people first, offering supportive teams, opportunities to grow and the chance to shape the quality of homes across our communities.

This is a full time Fixed Term Contract for 18 months.

Please note: We’re unable to offer visa sponsorship for this role.

This role involves travelling independently across our sites and services as part of day-to-day duties. You may have access to a company vehicle, but for most roles you’ll need to use your own vehicle.

Because of this, you’ll need to hold a full, valid driving licence and have access to a vehicle. If you use your own vehicle for work, you’ll also need appropriate insurance (for example business use).

If you’re unsure whether you can meet these requirements, please get in touch before applying and we’ll be happy to help.

What you’ll be doing

  • Deliver a programme of stock condition surveys, inspecting around 20% of our homes each year and ensuring accurate asset data
  • Carry out a range of property inspections, including pre-vacation checks, void inspections and new build stage inspections
  • Assess building condition, component lifespan and compliance with WHQS 2023 and HHSRS standards
  • Plan, prioritise and manage survey workloads, ensuring targets are met and addressing any access or programme challenges
  • Work collaboratively with colleagues, residents and stakeholders to maintain accurate records and identify improvement opportunities.

You can find the full job description attached for a more detailed overview of the role.

What you’ll bring

  • Knowledge of domestic construction, building defects and property surveying principles
  • Experience of stock condition surveys and understanding of component lifecycles and asset data
  • Awareness of housing standards including WHQS and HHSRS
  • Strong organisational skills, with the ability to manage competing priorities and work independently
  • Confident communication skills, with the ability to build positive relationships with residents, colleagues and contractors
  • You’ll also be Digital literate, comfortable using digital systems and tablet-based surveying tools, with a keen eye for detail and a commitment to delivering high-quality, accurate work.
