Estates Operations Manager

Great Ormond Street Hospital for Children NHS Foundation Trust (GOSH) is seeking a mechanical‑bias Estates Operations Manager. This leadership role supports the infrastructure of one of the world’s most renowned paediatric hospitals, leading the Maintenance & Engineering team and contractors to deliver safe, efficient and compliant mechanical and building services across the Trust.
Responsibilities
* Oversee planned and reactive maintenance, statutory compliance, and engineering governance for critical systems including medical gases, ventilation, boiler plant, and water safety.
* Act as an Authorised Person (AP), ensuring robust risk management and contributing to strategic estates planning, backlog reduction, and sustainability initiatives.
* Lead the delivery of high‑standard Estates services, maximizing the Trust’s assets within allocated resources.
* Provide professional and technical advice to senior leadership, external contractors and consultants on operational matters.
* Ensure compliance with all statutory standards, codes of practice, health and safety guidance, COSHH, building regulations and NHS directives relevant to Estates services.
* Direct planned maintenance teams to achieve highest standards, efficiency and continuous improvement.
* Monitor performance against KPI targets and the Space and Place Strategy, managing improvements and efficiencies.
* Oversee annual Performance Appraisal Development Review (PDR) / VBA for the team and maintain relevant training records.
Person Specification
* Proven engineering management experience with staff management/supervisory responsibilities.
* Experience in Estates maintenance at a managerial level and performance management within an Estates function.
* Knowledge of technical developments, financial procedures and statutory regulations.
* AP or RP certificate.
* Degree or equivalent qualification in mechanical engineering or related building services, with significant post‑qualification experience.
* Relevant specialist knowledge of complex engineering services in a healthcare environment.
* NEBOSH General Certificate.
Experience / Knowledge
* Interpretation of broad national Trust policies and guidelines.
* Senior level experience in an Estates/Works function.
* Track record of achievements and delivery of works projects in a leadership capacity.
* Management of multi‑disciplinary Estates teams, including performance management.
* Leadership experience in a hard‑services setting.
* Specialist knowledge of engineering in healthcare environments.
* Negotiation, influencing and persuasion skills.
* Knowledge of statutory requirements applicable to the healthcare sector (health and safety, HTM, HBN).
* Working to L8 and ACOP S, HSG274 and HTM 04‑01.
* Senior engineering role with project and staff management experience.
* Leading change management and managing multiple concurrent projects.

* Excellent oral, written and presentation skills.
* Interpretation of spreadsheets and analysis of spend/performance data.
* Strong interpersonal and communication skills, with ability to manage high workloads and compete demands.
* Practical engineering management skills and analytical, IT and computer competence.
* Ability to prioritise, chair and control meetings, and work in a fast‑paced environment under pressure.
* Patient‑focused with empathy for the impact of patient care on work undertaken.

* Salary: £58,133 to £65,261 per annum (inclusive).
* Contract: Permanent, Full‑time.
