The Company:
ER Recruitment are working with a well-established independent property consultancy based in Leicester who are expanding their Property & Asset Management team due to continued growth.
This role offers a broad commercial surveying remit, combining estates management, landlord & tenant work, compliance and asset-focused responsibilities across a predominantly industrial portfolio, with additional office and retail assets.
The position would suit a commercially minded surveyor who enjoys autonomy, client-facing work and being trusted to manage a portfolio end-to-end, rather than a purely transactional or desk-based role.
Role & Responsibilities of the Commercial Property Surveyor:
* Manage a diverse commercial property portfolio, with a primary focus on industrial and warehouse assets, supported by office and retail properties
* Deliver a balanced commercial surveying workload including estates management, landlord & tenant matters, compliance and portfolio oversight
* Oversee lease obligations, service charge management and financial reporting across the portfolio
* Build and maintain strong relationships with tenants, landlords, contractors and professional advisers
* Prepare and monitor property budgets, forecasts and expenditure
* Ensure statutory, leasehold and health & safety compliance across all assets, coordinating external consultants where required
* Carry out regular site inspections and oversee maintenance and repair programmes
* Support asset performance and value enhancement through proactive management and commercial decision-making
* Work closely with the partners on client reporting, strategy and portfolio matters
This is not a facilities-heavy or purely reactive property management role, but a commercially driven surveying position with genuine scope and responsibility.
About YOU as the Commercial Property Surveyor:
* Proven experience within commercial property surveying, estates management or management surveying
* Ideally RICS qualified (or equivalent), or working towards qualification
* Strong exposure to industrial property; experience with multi-let industrial estates or logistics assets is highly desirable
* Confident managing portfolios autonomously and acting as a trusted point of contact for clients
* Solid understanding of landlord & tenant matters, service charges and compliance requirements
* Organised, commercially minded and comfortable working across a national portfolio
* Full UK driving licence and willingness to travel as part of the role
