We are seeking a dedicated, detail-oriented individual to join our team. The ideal candidate will possess strong organisational skills and have a passion for building pathology. The successful candidate must have the ability and skills to complete a RICS accredited qualification which will be fully funded by BuildPerception Ltd.
You will be highly experienced in all types of construction methods and will know how buildings are put together - you will be able to identify a defect, calling upon your existing knowledge to correctly identify the following issues (the list is not exhaustive)
* Rising & Penetrating Damp
* Subsidence & Settlement
* Cavity Wall Tie Failure / Lateral Restraint Failure
* Unsafe or Unregulated building modifications such as load bearing wall removals, loft conversions, chimney removals etc.
You will also have extensive knowledge in
* Heating systems (Unvented, Combi, Conventional, Oil, Solar etc)
* Electrical systems (CCU's, Ringmains, Lighting Circuits, alarms etc)
* Varying types of roof construction (GRP, lead, tile, thatch, pitched, flat etc)
* Varying types of Wall construction (solid, cavity, timber frame, RC Frame etc)
Responsibilities
* Conduct regular property inspections alongside experienced surveyors
* Manage communications, addressing inquiries and resolving issues promptly with Estate Agents and Property Owners
* Operation of an Unmanned Aerial Vehicle (Training will be provided)
* Utilise In-House software & Microsoft Packages for data entry
* Assist in the preparation of Level 2 & Level 3 Survey reports
* Perform administrative tasks including filing, documentation, and record keeping
* Demonstrate excellent phone etiquette when interacting with clients
Qualifications
* Must have excellent Microsoft Office skills, in particular, MS Word, MS Excel & OneDrive
* Excellent written literacy
* A genuine passion for building pathology
* Excellent communication skills, both verbal and written, with a focus on customer service
* Ability to work independently as well as part of a team in a fast-paced environment
* A proactive approach to problem-solving and a keen eye for detail
The role is a trainee role working towards being able to carry out Level 3 Building Surveys autonomously. In the meantime, you will receive mentoring and practical training working closely with an experienced residential property surveyor while undertaking a RICS accredited surveying course to enable you to become at least Assoc. RICS qualified.
The role is primarily office based and during your probation period you will be based in our office in Folkestone. Upon successful completion of your probation period, you will be given the opportunity to work remotely on occasion.
The role does involve travelling (Kent Area) and you will require your own vehicle for this - we pay mileage at the standard HMRC rate of £0.45 per mile which is paid weekly on a Friday.
The salary will be in the range of £35k to £40k per year during your training and this will be based upon your qualifications and current experience. A pay review will be carried out once you are fully qualified. Pay frequency is Monthly.
Annual leave entitlement is 20 days plus Bank holidays
