Base Pay Range
Salary: £41,327 - £44,184 per annum plus £1,000 ECU
Location: Walsall, West Midlands
Contract: Full Time, Permanent, 37 hours per week

We are looking for an experienced Building Surveyor to work as part of a professional team to deliver surveying services and carry out property inspections while providing excellent customer service, maintaining records, and communicating with other teams.
Main Building Surveyor Responsibilities
* Carry out general building surveying inspections and defect diagnosis, completing actions and making recommendations as required, ensuring compliance with regulatory requirements of building notices, planning applications, and housing standards referrals.
* Identify breaches of S11 of the Landlord & Tenant Act 1985, WHG’s asset management strategy and the Housing Health and Safety Rating System.
* Carry out Damp and Mould surveys and make remedial recommendations as required.
* Supervise and control external contractors, ensuring compliance with the Construction Design and Management (CDM) Regulations 2015 and timely completion of works.
* Ensure accurate and timely record‑keeping of all surveying duties, maintaining up‑to‑date systems.
* Undertake minor works surveys and produce repair schedules for trade colleagues or specialist contractors.
* Undertake assessments to produce Energy Performance Certificates for lettings and sales as required.
Qualifications and Experience
* A HNC in a construction discipline or an equivalent construction/surveying qualification.
* Knowledge and experience of carrying out general building surveys and inspections, including breaches of S11 of the Landlord & Tenant Act 1985 and the Housing Health and Safety Rating System. Disrepair experience is desirable.
* An awareness of the Regulatory Reform (Fire Safety) Order 2005 and experience carrying out Fire Risk Assessments.
* Knowledge of working with and managing asbestos in buildings, including the associated risks and implications.
* Experience identifying different types of dampness and recommending appropriate remedial work in accordance with the Homes ( for Human Habitation) Act 2018.
* Knowledge of current housing disrepair and environmental health legislation and case law.
* Understanding of the Housing Health and Safety Rating System.
* The ability to accurately identify houses in disrepair and prepare detailed repair schedules under the National Housing Federation Schedules of Rates or similar frameworks.
* Experience in contract management.
