The Role
As Commercial Manager, you will play a key role in protecting the company's commercial interests, maximising profitability, and ensuring compliance with legal and contractual obligations. Sitting between the Commercial Director and a small team of Senior and Junior Quantity Surveyors, you will provide leadership, oversight, and guidance on all financial, contractual, and commercial matters across a portfolio of domestic and commercial retrofit projects.
This is a senior appointment that demands both strong technical QS expertise and the ability to lead and develop people, manage risk, and deliver results in a fast-paced, values-driven environment.
Key Responsibilities
1. Financial Management
* Prepare and manage project budgets, forecasts, and cost plans.
* Monitor expenditure and ensure profitability across projects.
* Oversee valuations, cash flow, and payment processes.
* Approve subcontractor payments and resolve cost disputes.
2. Contract & Legal Oversight
* Review, negotiate, and manage client and subcontractor contracts.
* Ensure compliance with contract terms, procurement rules, and construction law.
* Manage claims, risks, variations, and disputes.
* Provide commercial and contractual advice to protect the company's position.
3. Procurement & Supply Chain
* Lead procurement of subcontractors, suppliers, and materials.
* Negotiate terms to secure cost-effective, value-driven agreements.
* Manage supply chain performance to ensure timely, high-quality delivery.
4. Project Commercial Support
* Work closely with project managers, site teams, and stakeholders.
* Provide commercial advice and guidance throughout the project lifecycle.
* Prepare monthly commercial reports, dashboards, and board-level packs.
* Support tendering, bids, and cost estimates.
5. Risk & Value Management
* Identify financial and contractual risks early and propose mitigation strategies.
* Manage change control, compensation events, and variations.
* Implement value-engineering initiatives to maximise efficiency and profit.
6. Leadership & People Development
* Lead, manage, and mentor senior and junior commercial staff.
* Allocate tasks, review performance, and drive accountability.
* Promote best practice in commercial management and reporting.
* Act as the key link between project teams and senior leadership.
Your Profile
* Extensive UK experience in Domestic Construction, Refurbishment, or Retrofit.
* Proven track record as a Commercial Manager in a similar environment.
* Expertise in cost planning, contracts (e.g. JCT), risk management, and dispute resolution.
* Strong leadership and people management skills.
* Commercially astute, analytical, and solutions-focused.
* Excellent stakeholder engagement and negotiation skills.
* Degree-qualified in Quantity Surveying, Commercial Management, or related discipline.
* MRICS (or working towards) desirable.

Pay: £85,000.00-£100,000.00 per year
