Are you looking for a role that promises to see you at the forefront of a large scale residential development as Commercial Lead?
We are delighted to be working with one of the country's leading volume house builders as they look to invest in the future of their commercial department with the appointment of a Commercial Lead to oversee a large scale, flagship residential development in Stirling that will see the construction of over 3000 new homes.
This role will have its own unique reporting structure which will see you form part of a separate senior management project team given the scale of the development. Duties of the role will include:
* Maintain all cost control procedures working within the guidelines set out within the Group policies and procedures.
* Be responsible for the compilation of all weekly, monthly and quarterly reports as required for the project.
* Be responsible for all cost control procedures, including managing and controlling the budget and valuations by always updating the estimated final costs, and having the ability to show absolute cost and value reconciliation.
* Lead the value engineering, including updating Group and Regional site review documents, to ensure we achieve best value.
* Maintain budget control throughout development; and manage cost overruns within contingency levels.
* Complete accurate costing for each aspect of your developments.
* Analyse and report on costs and cash flow using the support systems available.
* Prepare tenders and procure sub-contractors, goods and materials, using Group Procedures.
* Process Subcontract orders, payments and variations, using Excel and Group payment system.
* Evaluate and agree variations and instructions, always aware of budgetary constraints, and ensuring that approval is obtained prior to agreement of variations in excess of the respective allowances.
* Liaise with site personnel and subcontractors in order to maximise productivity.
* Attend all project and team meetings as required and present the Commercial position to the meeting.
* Compile and present valuations at divisional valuation meetings.
* Ensure that reportees receive the required training and mentorship for them to learn and thrive in their responsibilities.
Key skills we are looking for:
* Suitable experience with civils infrastructure packages.
* Ability to coordinate all viability and budget works for future pods and work on profit improvement plan of master development budget.
* Reporting of project to business leadership.
* Excellent communication skills are essential to this role as is the ability to prioritise your own workload and forge positive working relationships.
* Methodical, conscientious and organised, works to deliver high standards.
* Strong IT skills, working knowledge of computer systems within the commercial environment, i.e. project management/payment and valuation software.
* Able to contribute towards the resolution of disputes, problems and cost issues.
* Strong communication skills, the ability to build effective working relationships both internally and externally.
