Construction Project Manager / Building Surveyor - Drive the Growth of a Fast-Expanding fast food Franchise! Location: Ruislip (with travel across the UK) Are you a hands-on Construction Project Manager or Building Surveyor with a passion for building great things, on time, on budget, and to the highest standards?
What the Project Manager will Be Doing
* Restaurant refurbishments (20-30 sites per year)
* Greenfield new builds (3-5 per year)
From feasibility through to opening day, you'll balance cost, quality, and speed ensuring every site is on-brand, efficient, and ready to smash its sales targets.
Key responsibilities include
* Project Ownership: Lead multiple fit-outs and new builds from concept to handover.
* Cost & Budget Control: Manage budgets from £100k-£2m with strong value engineering.
* Planning & Approvals: Navigate planning, landlord approvals, and licensing.
* Contractor Management: Tender, appoint, and oversee contractors and consultants.
* On-Site Delivery: Oversee quality, safety, and programme execution with minimal disruption.
* Capex Reviews: Audit existing sites and scope required capital works.
* Communication: Report effectively to Operations, Finance, and Executive teams.
* Sustainability: Integrate green tech, low-carbon materials, and energy-efficient solutions.
* Continuous Improvement: Feed learning's into future roll-outs to deliver better, faster, and smarter.
What We're Looking For
Essential:
* Strong experience delivering multi-site retail or hospitality projects
* Capable of managing a £5m+ annual capex portfolio
* Sound knowledge of UK building regulations, CDM 2015 & H&S standards
* Commercially savvy with strong cost planning and negotiation skills
* Clear, confident communicator with stakeholder influence at board level
* Full UK driving licence and willingness to travel nationwide
Desirable:
* Experience with QSR brands (e.g. KFC, McDonald's, Burger King)
* Chartered (RICS / MCIOB) or qualified (Prince2 / APM)
* Familiarity with BIM, Procore or other digital project tools
* Exposure to BREEAM, LEED, or other sustainable building frameworks
