About the Role
This is a critical, responsive role designed to support urgent business needs, with a strong focus on reactive repairs. The position requires agility, precision, and the ability to assess and respond to commercial challenges quickly. The successful candidate will be expected to:
1. Lead commercial estimations for new contracts, with particular emphasis on pricing and structuring reactive repair services
2. Develop pricing models based on PPP, PPV, and NHF schedules to ensure competitive yet sustainable proposals
3. Conduct rapid commercial reviews on existing contracts to identify risks and opportunities in reactive maintenance operations
4. Support urgent subcontract procurement workflows, ensuring due diligence and compliance
5. Engage in supply chain development, including planning and leading national buyer events
6. Present well-structured commercial proposals that align with business objectives and tender opportunities
7. Ensure all financial compliance is maintained in accordance with contractual obligations
Role Criteria:
8. Estimating new contracts to support the business development team
9. Pricing for core business from first principles.
10. Priced per property (PPP) priced per void (PPV)
11. National Housing Federation schedule of rates (NHF)
12. Lead on Commercial Review process on current Contracts
13. Support CD on Subcontract Procurement Workflow- Due diligence on Contact procurement
14. Support CD on Supply Chain Development and Meet the Buyer Events nationally
15. Support CD to develop new business models to support new business initiatives.
16. Maintain Compliance matters in line with legal terms and conditions.
17. Identify and present Commercial Risks and Opportunities
18. Deliver long term profitable commercial proposals for SMT Adjudication
19. Provide Commercial Support to FM, Care and Housing Management as and when necessary
Expectations of the Position
20. Ability to react swiftly to commercial challenges and changing business needs
21. Collaborating closely with business development teams and senior leadership
22. Deep commercial expertise—in PPP, PPV, NHF pricing structures and contract negotiation
23. Capable of developing cost models from first principles with an Analytical and solution-oriented mindset
24. Delivering proposals that align with long-term business objectives
Requirements
25. Proven track record in commercial management and estimating, with experience in the property services sector, specifically reactive repairs
26. Strong commercial knowledge of PPP, PPV, and NHF (all versions)
27. Ability to develop and present accurate proposals from first principles
28. Full driving licence required
Team & Working Structure
29. Field-based role with close collaboration across Business Development (18-20 members)
30. Commercial team includes 5 members, led by the Hiring Manager
