Role Title: Maintenance Engineer
Location: Cambridge
We are currently looking for an electrical bias Multi-Skilled Engineer to join the existing team we have in place to further help us to deliver our contractual obligations to our corporate clients. The successful candidates will have a wealth of experience in building services maintenance and have a background of working on corporate, client facing buildings. The successful candidate will be required to work on site an 8 hour shifts Monday to Friday 08:00am – 17:00pm.
Role Purpose:
To carry out planned preventative maintenance, reactive works to building plant, equipment and systems in accordance with agreed service levels and respond to site engineering emergencies.
Undertake minor installation works in accordance with client change management structure and statutory compliance protocols
Main Duties & Responsibilities:
1. Ensure that routine maintenance is carried out to all building plant, equipment, and systems to meet and exceed expectations, and agreed service level agreements.
2. Respond to Building Management System alarms, and effect emergency repairs as needed.
3. Issue and ensure appropriate controls within the Permit to Work systems.
4. Ensure that Critical cooling water systems and any domestic systems are maintained to comply with the requirements of the L8 standard. Update logbooks accordingly
5. Ensure that suitable spares are available to carry out maintenance of the critical and non-critical plant.
6. Ensure that comprehensive maintenance records are kept in the form of task sheets – hard copy or electronically as required. – High level of computer proficiency required especially in Microsoft Excel, Word, and Power Point must be able to use Adobe / Nitro
7. Ensure that Method Statements and Risk Assessments are adhered to for all tasks carried out to ensure safe working practices. Develop and enhance SOPs and EOPs
8. Ensure that engineering subcontractors are appropriately escorted, comply with contractual commitments, comply with Permit to Work, and site operating processes.
9. To develop a good working relationship with all members of Integral and clients’ staff.
10. Upkeep the provision of a safe & healthy working environment and ensure compliance with all Company policies and procedures is met, as well as client site policies, procedures and working arrangements, as required.
11. Ensure that engineering subcontractors are appropriately supervised, and comply with contractual commitments, and site operating processes.
12. Ensure a professional image of Integral UK is presented to clients and visitors and ensure excellence in customer service is always delivered and promoted.
13. Attend and support annual building shutdowns when required.
14. All other duties reasonably associated with this role.
The Engineer will be expected to operate and trouble shoot all building systems but not be limited to the following:
15. Building Management Systems and electrical monitoring
16. Air handling, air conditioning and terminal units - VAV and CRAC
17. AV Controls Systems
18. Fire prevention and detection systems
19. Fire alarm
20. VESDA
21. Fire suppression
22. Variable speed drives
23. AC, DC single phase and three phase motors
24. UPS systems, batteries, static switches and associated controls
25. Emergency lighting
26. High and Low voltage switch panels and associated breakers
Essential Qualifications & Experience:
27. LV Authorised Person (A Bonus)
28. Electrical/Mechanical Engineering apprenticeship or similar
29. C&G Pts. 1 & 2, equivalent or exceeds.
30. 18th Edition IEE: Wiring and Installation (Ability to attain 18th Edition through additional training if you have 17th Edition)
31. C&G 2391 test and inspection; BS 7671:2001 for inspection, testing and certification.
32. Excellent communication skills and the ability to deal with all levels of staff.
33. Proactive in achieving the highest standard of operation.
34. Have good IT and report writing skills.
35. Ability to work under pressure whilst remaining calm, clear thinking and able to deliver the required services to the client within given time constraints.
