Overview

To work as part of a team to ensure the smooth running of Manchester and Cheshire construction by close oversight of project finances and contractual relationships. You will make sure that the financial position of construction projects is accurately reported and controlled effectively. You will manage the contractual relationships between the various parties involved in any particular building project


Main Duties

* To maximise the gross margin on the company’s projects by supporting the Contracts Manager in obtaining best prices for sub-contracts, accurately assessing / monitoring project variations & costs during delivery of the contracts.
* Preparation / Verification & procurement of Subcontract & supplier work packages
* Preparing and agreeing Variations/Interim Valuations and Final Accounts with client’s representative in a timely manner
* Preparing subcontract valuations, issuing notices and payments
* Producing cost valuation reports / cash flow forecasts where requested by the client and /or Financial Director
* Compile reports showing cost savings and /or losses against tender and / or original budget.
* Ensure timely request for and delivery of all information that is on the programme critical path
* Regular site visits to pick up any variations / cost implications
* Continuous improvement of the commercial dept.


Procurement

* Attend post tender meeting on receipt of customer order.
* Compile procurement schedules and liaise with Buyer RE: site supply and specialist requirements, specifying deadlines in line with construction programme
* Preparation / Verification & procurement of Subcontract and Supplier work packages / orders
* Ensuring that all subcontractors / suppliers are compliant to contract specification
* Attend initial site visit with the Contracts Manager / Site Manager and subcontractors where required to assess access requirements and work methods
* In conjunction with Contracts Manager hold pre-order meeting with subcontracts / suppliers to establish packages are compliant


Operations and Workforce Management

* Visit all sites at regular intervals to ensure that all financial aspects of the project are being recorded as required, picking up variations / changes in working methods etc. that may result in cost implications
* Maintain a flow of timely information to the Contracts Manager / Site Manager including any possibly long delivery periods on materials / sub contract elements.
* Feedback information to Contracts Managers / Site Managers and Estimating team any monetary issue with subcontractors / suppliers
* In conjunction with Contracts Manager / Site Manager monitor organisation and methods to ensure maximum efficiency
* Input into the development / managing of the sub contract data base
* In conjunction with the Site Manager / Contracts Manager ensure that control of workforce payroll is checked / maintained and kept to a minimum at all times
* Attend regular progress review meetings with project with Site Manager / Contract Manager.
* Liaise with sub-contracted trades to ensure good relations are maintained and our performance requirements are clearly communicated.
* In conjunction with other Contracts Managers, maintain company-wide overview of sub-contract labour and trades availability to suit our programmes, avoiding over-commitment of Sub-contractors
* Review sub-contractor performance on completion of contracts, giving financial feedback where appropriate.
* Ensure monies are withheld / contract charged from/to subcontractors / suppliers where applicable for incomplete / defective work and that they are notified in accordance with contract T&C's
* Attend regular management / site managers’ meetings with Contract Delivery Team and Managing Director


Quality

This individual will work alongside the rest of the team to ensure that work is carried out in line with current ISO accreditations. They will also lead and support the team in order to implement additional ISO accreditations. This will involve the writing of policies and procedures in line with the quality standard requirements.

There will be a need to communicate with external accreditation bodies as required. In particular, you will be responsible for:-

* Monitoring methods and output to ensure that required quality standards are achieved at minimum cost and that the requirement for snagging is minimal.
* Production and review of site plans to ensure compliance with ISO 9001 & ISO14001 is Quality plans / SWMP/ Environmental Plans
* In conjunction with Contracts Manager / Site Manager ensure snagging / defective work is completed before releasing retention monies.
* In conjunction with Contracts Manager communicate snagging list to all affected parties, monitor for timely completion and obtain client sign-off.
* Monitoring output to ensure compliance with QMS Regs and any other prevailing legislation.
* Liaising with QMS / Client /Building Control to resolve any issues.


Health and Safety

The post holder will be responsible for ensuring the health and safety of themselves and that of all personnel who may work within or visit the site.

The post holder will be expected to carry our risk assessments where appropriate.

In particular the role of the Quantity Surveyor will be required to:-

* Whilst on site ensure compliance with relevant legislation and regulations, including the company H&S Policy, to minimise the likelihood of accidents and the resulting fines and compensation claims
* Report any incidents / near misses to the Contracts Manager / Site Manager along with any poor H&S practice whilst visiting site
* In conjunction with Contracts Managers/ Site Managers and Directors Investigate all accidents & near misses


Administrative Duties

Plan and organise own workload without direct supervision.


Communication

The role will require the post holder to communicate verbally in a professional manner with a wide range of personnel both internally and with external clients.

The post holder will use their initiative to solve problems and answer queries from both internal and external sources and will communicate with clients and the team in positive and respectful manner.

The post holder will be required to undertake other duties as requested within the scope of their ability and role.


Personal Development

MC is committed to providing appropriate training in order to develop role relevant skills. Mandatory training must also be attended as required.
