Role Description
Due to a programme of rapid expansion, Ian Osborn has recently joined the firm as Head of Property, with plans to establish, develop, and quickly grow an in‑house property department. With aspirations to offer each of agricultural, commercial, and residential property services, the firm will first focus on the development of the commercial and agricultural service delivery.
The firm is inviting expressions of interest from suitable candidates to fulfil a brand‑new role. This is a full‑time, on‑site opportunity for a Commercial Property Fee Earner located in Barlborough, Chesterfield. Upon completion of a satisfactory probation period of six months, the successful candidate will be offered a discussion as to possibly implementing some flexibility of working hours and hybrid working from home one day per week, subject strictly to the ongoing needs of the business.
In this role, the successful candidate will handle a very wide range of property transaction matters, including:
* acquisition and disposal of commercial and residential development land
* adverse possession
* agricultural and rural land and property licences, tenancies and transactions
* conditional contracts
* deeds of easement and variation
* grant, surrender, and variation of leases
* licences for alterations and assignment
* option agreements
* overage clawback agreements
* purchases
* voluntary first registration
The successful candidate will be expected to manage and maintain their own caseload, under supervision of the Head of Property. Agricultural and rural property experience would be desirable, but not essential, as the Head of Property will provide in‑house ongoing development and training.
The role involves actively liaising with clients in a timely fashion, drafting and negotiating transactional documents, conducting and reviewing title and property searches, ensuring compliance with all relevant legal and regulatory requirements, and generally managing a delegated case load. Collaboration with the wider team to deliver excellent client service and meet deadlines will be integral to the successful candidate's day‑to‑day responsibilities. Direct supervision and support will be offered on an ongoing basis from the Head of Property.
Skills and qualifications
The successful candidate must be able to demonstrate experience of the following skills acquired during prior employed positions of responsibility:
* ability to autonomously manage a transactional caseload efficiently, demonstrating exceptional organisational skills, and attention to detail.
* commitment to providing pragmatic, client‑focused legal solutions.
* demonstrable ability to work collaboratively within a small, close‑knit legal team.
* proficiency with legal research tools and case management systems.
* proven experience in handling the negotiation and agreement of transactional documentation relating to acquisitions, contracts, disposals, leases, licences, option agreements, overage agreements, re‑financing, and general transactional property work.
* strong client communication and customer service skills, with the ability to effectively engage and independently build relationships with clients and stakeholders.
The successful candidate will be a qualified solicitor (3+ years PQE), CILEX (3+ years PQE), or experienced Paralegal with a background in commercial property law. All candidates should have at least 3 years' experience within an employed position of responsibility acquiring the skills noted above.
