Ruddy Joinery is a leading bespoke joinery manufacturer and multi-trade fit-out specialist, undertaking multi-million-pound projects in the commercial, prime residential and leisure sectors. Established in the 1964, we are proud family business with over 60 years of experience in the industry.

Role Overview

We have an exciting opportunity for a Project Controller to join our business, supporting the successful delivery of prestigious projects across London.

Reporting to the Project Control Manager, you will provide programming and planning expertise, taking responsibility for the creation, delivery, and presentation of programmes and planning documents from project inception through to completion. Representing the company professionally, you will build strong relationships with stakeholders and help ensure every project is delivered to the highest standards.

Core Duties

* Collaborate with our internal design, estimating, commercial & operations teams in developing a programme based on the contract requirements.
* Build a fully resourced and logic linked programme for each project to include achieving an agreed baseline with the clienWork with the Ruddy Commercial and Operations team to issue programme durations for inclusion in sub-contract orders.
* Measure factory outputs to determine manufacture production rates for Rudwall (IPS and Pods).
* Create a KPI matrix for factory input, subcontractors and supplies based on performance relevant to programme and resources.
* Identify potential programme issues in a timely manner. Tackle difficult issues as soon as they arise. Provide early warning of any future programme issues and/or disputes in a timely manner to the Senior Management Team and assist in the resolution.
* Develop a robust weekly/monthly (or frequency as contract requirements) for a programme dropline and any necessary additional records to protect the business against time related issues on all projects.
* Ensures client requirements are met in a timely manner.
* Use Asta PowerProject as planning software or others as contracts may require.
* Upskill the Ruddy operations and commercial teams on the functions and capabilities of Asta.
* Build a library of production rates by trade and sub-contractors for the business.
* Prepare labour histograms, budgets, schedules, and other organisational reports as needed from Asta software.
* Identifies improvement areas and plans and implements systems to boost company effectiveness.
* Provide critical path analysis for all project programmes and relevant records for "cause & effect" issues.
* Work closely with the Ruddy operations team throughout the lifecycle of a project.
* Collaborate with sub-contractors to develop accurate programmes.
* Works closely with other departments to promote efficient factory optimisation.
* Deliver their work to the highest standards of a planner and programmer for an industry leading joinery and fit out contractor.
* Build relationships within the business, suppliers, sub-contracts, clients, consultants and all other stakeholders involved in the project.
* Understand, promote and work within the company values and comply with all the procedures.
* Actively promote strong teamwork between all departments and disciplines.

Secondary Duties

* General additional duties as required by the Senior Management Team to ensure the role is fulfilled correctly.
* Assist and be involved in implementing positive changes of policies, procedures and methods of working within the business.
* Flexible adapt to work demands to assist in other roles and departments in a short-term basis for the benefit of their personal development and Ruddy requirements.

Qualifications Required

Construction related degree at a CIOB accredited institute, preferably in Construction Management/ Project Management or Civil Engineering. Other qualifications and experience may be suitable and shall be reviewed on an individual basis for those individuals with a different background.

Technical Ability

* Strong proficiency in Asta Powerproject (baseline creation, updating/maintaining, resource allocation, drop lines, lookaheads).
* Ability to create and maintain short-term lookaheads (2–6 weeks) alongside master programme.
* Good knowledge of excel for trackers (design, procurement, factory, site progress).
* Understanding of fit-out sequence: design > procurement > factory production > delivery > installation > commissioning.
* Ability to map joinery production lead times and integrate them with procurement & site activities.
* Knowledge of trade interfaces (M&E coordination, fire stopping, logistics, etc.) and how they affect joinery/fit-out sequencing.
* Experience with progress measurement (percentage complete, earned value, S-curves, histograms).
* Daily/weekly progress updates with site managers and factory.
* Ability to prepare reports for client/main contractor (2-week lookaheads, critical path updates, recovery plans).
* Liaison with QS and Commercial on impact of delays/variations.
* Identifying programme risks early (design delays, procurement slippage, access restrictions).
* Ability to prepare mitigation/recovery programmes.
* Tracking and logging design changes/variations with time impact.
* Familiarity with Tier 1 contractor reporting and integration requirements.
