We are seeking an experienced and immediately available Property Manager to join our busy Customer Operations team on a 4 - 6 month fixed term contract.
About our role
You will have a strong background in property management, excellent communication skills and a proactive approach to problem solving.
Working on a hybrid basis from our Winchester office / home You will provide remote support across our portfolio of later living developments, and manage aspects of property management including service charge budgets and accounts, building maintenance, contractor performance, compliance, customer engagement and complaints, and will need to collaborate and form close relationships with all other areas of the Pegasus Homes business and externals to ensure the customer experience is one we are proud of.
Key responsibilities:
* Help manage and coordinate all planned and reactive apartment maintenance and repair services to the regional rental portfolio to ensure tenant satisfaction, effective management of the maintenance and standards of our homes and any applicable budget. To include reactive works at the end of the tenancy and preparation of apartments for new letting.
* To oversee, using your own technical understanding, the operation of heat networks across the portfolio, to achieve efficiency and reliability.
* To oversee heat network metering and billing arrangements, performance and reporting with external agents.
* Arrange and/or manage reactive works, planned maintenance, other property management or community activities or services at any site or group of sites within the portfolio where required
* Work with our Building & Communities Managers to procure services for PPM contracts, agreeing the scope of works, tendering and issuing contracts; ensuring contractor relationships are maintained.
* Other project work as required
This role is offered on a hybrid working basis, with a minimum of 2 days from our Winchester office per week, to include Tuesdays and Thursdays.
About you
You'll have relevant property management experience gained within a multi-site environment and a strong understanding of health & safety regulations and compliance. You'll have experience in interpreting and preparing reports and plans including financial reports, works scheduling, workload allocation and performance planning.
In addition we are looking for the following skills & experience:
* Experience in conducting site inspections, ensuring Health & Safety regulations are adhered to and having a good working knowledge in building maintenance systems
* Experience in heat networks isn’t essential but would be an advantage
* Experience in handling customer complaints and managing difficult conversations
* Experienced in the management and delivery of comprehensive and transparent service charges
* Confident and commercially aware with excellent communication skills
* Property related qualification such as IRPM
