Job Title: M&E Commercial Manager Location: Kent (office-based - no hybrid) Hours: Monday-Friday, 08:00-17:00 Salary: Up to £100,000 DOE Holiday: 28 days (plus bank holidays) About the role We are seeking an experienced M&E Commercial Manager to take a lead role in the commercial management of major mechanical and electrical packages across high-value residential schemes. This position is pivotal in safeguarding project profitability, ensuring robust risk management, and delivering financial accountability across the full project lifecycle. You will report directly to senior leadership and will oversee the commercial function for M&E works, leading procurement, budgetary control, contract administration, and strategic decision-making to drive efficiency and protect margins. Key responsibilities Leadership of commercial management for M&E works from pre-construction through to project close-out and final account. Develop and implement commercial strategies that maximise value, reduce risk, and align with business objectives. Oversee procurement and subcontractor management, including preparing tender documentation, assessing bids, negotiating contracts, and managing supplier performance. Lead cost planning and forecasting, including interim valuations, monthly reports, risk registers, and cost-to-complete forecasting. Ensure robust contract administration, managing variations, claims, and disputes while protecting the company's commercial position. Collaborate with project directors, engineers, and delivery teams to integrate commercial strategy into day-to-day project operations. Drive financial governance and reporting, ensuring senior stakeholders receive accurate and timely commercial intelligence. Mentor and develop junior commercial staff, fostering a high-performing commercial culture. Conduct regular site and commercial audits to ensure compliance, accuracy, and proactive issue resolution. About you (essential) Proven track record as a Senior M&E Quantity Surveyor or Commercial Manager on large-scale (£20m) projects. Deep knowledge of mechanical and electrical services in high-rise residential developments. Degree in Quantity Surveying, Commercial Management, or related discipline. Exceptional commercial acumen with experience across procurement, cost forecasting, contract management, and dispute resolution. Strong negotiation and stakeholder management skills, with the ability to influence at all levels. Proficiency in Microsoft Office; knowledge of cost management software and ERP systems desirable. Highly organised, strategic thinker with excellent attention to detail. Desirable Membership of a professional body (RICS, CIOB or equivalent). Experience managing multi-disciplinary packages alongside M&E. Exposure to business case development and commercial strategy at senior level.
