This is a part time live in position, with studio flat accommodation provided rent free, though the occupier will be responsible for own flat outgoings – utility bills, council tax. The successful candidate having another employment at the same time will be acceptable. 1. Daily routines: i) Rubbish collection from flats ii) Litter – inspect outside round the building iii) Cover reception desk 30 minutes a day 2. weekly routines: i) Vacuum entrance lobby carpet – 3 times a week plus when needed ii) clean windows in entrance lobby – once a week and as necessary iii) clean lift cars’ floors and mirrors - 3 times a week plus when needed 3. monthly routines: i) vacuum carpets on upper floors’ lobbies - fortnightly ii) sweep stairwell & clean stairwell windows – monthly iii) dust window ledges on stairwell windows – monthly iv check that all lights on the stairwell are working – as and when needed v) Inspect the Roof - Check roof drains to ensure clear, and unblock if needed 4. Quarterly routine - Inspect/check seals etc on all Fire Doors in floor lobbies 5. Annual routine – Inspect/check seals etc on all Flat Entrance Doors 6. As and when required: i) clean/dust common parts skirtings, ledges, furnishings, light shades etc ii) sweep front and rear garages areas iii) replace defective light bulbs & set timer for lobby lights 7. Gardening Water and cut grass in summer, trim hedges, weed flower and shrub beds 8. Emergencies & minor repairs – deal with as needed 9. Access coordination – acting as point of contact for all tradesmen visitors such as for smoke control and ventilation systems testing and maintenance, meter readers and any other contractors coming to the block; confirming fact of visit to managing agent’s property manager by email or text message.
