We are on course to significantly transform the later living experience in the UK, with a commitment to expand our portfolio to 34 retirement villages, which will equate to around 5,000 age-appropriate homes for retirees.
The role of Investment Analyst will be responsible for delivering high-quality financial modelling and commercial analysis in support of diverse strategic and operational initiatives. The role provides actionable insights that guide senior stakeholders in evaluating investments and shaping key business decisions, while collaborating closely with internal teams and senior leaders across the organisation.

The Role:
Financial Modelling & Analysis
* Develop and maintain financial models and tools, applying discounted cash flow (DCF) analysis to calculate key investment metrics such as IRR.
* Provide financial modelling and analysis to support strategic projects, including capex initiatives, transactions, new investments, and long-term asset management forecasts.
* Conduct sensitivity analyses to evaluate the impact of key cost and value drivers (e.g., life-cycle costs, churn rates, market values, house price inflation, discount rates/yield compression).
* Model the valuation of operational income streams (e.g., event fees, rental receipts, zero-carbon income).
Investment Appraisal & Business Case Support
* Provide analytical support to Investment and Development Teams for individual investment appraisals, updating models as sites progress through the development lifecycle.
* Collate, review, and challenge assumptions used in strategic projects, appraisals, valuations, and forecasts, ensuring all macroeconomic and business-critical inputs are accurate and robust.
* Prepare materials for Board papers, summarising financials, key findings, risks, and highlighting areas requiring Director or Shareholder decisions.
Performance Tracking & Data Integrity
* Monitor actual financial performance against plan throughout the year, providing variance analysis and insights into changes in key metrics or assumptions.
* Conduct in-depth analysis of business-critical forecasting data, identifying gaps or inconsistencies and recommending corrective actions.
* Support the six-monthly external valuation process by reviewing outputs from external valuers, highlighting differences in assumptions and their potential impact on business plans.
Process & Systems Improvement
* Analyse and recommend enhancements to the storage, maintenance, and updating of financial, development appraisal, and other business data within internal systems.
* Collaborate with cross-functional teams to improve data quality and streamline reporting processes.
Stakeholder Engagement & Communication
* Collaborate closely with the Real Estate Analysis Team, Development Team, Investment Director, and wider Finance Team.
* Present complex financial analysis and data clearly, using high-impact visuals tailored for diverse stakeholders.
* Prepare investment papers and present findings to senior stakeholders and Boards.
Key Requirements:
* Experienced in investment analysis or financial modelling, preferably in real estate.
* Advanced Excel skills; able to develop robust financial models and analysis.
* Proficient in cash-based investment metrics: IRR, NPV, peak debt, and equity.
* Basic accounting knowledge, including 3-way financial statement modelling.
* Skilled in handling large datasets with accuracy and consistency.
* Strong analytical, numerical, and problem-solving abilities with attention to detail.
* Highly organised, proactive, and resilient under tight deadlines.
* Excellent team player with a collaborative mindset across varied skillsets.
* Strong communication and stakeholder management; capable of presenting complex data clearly.
* Holds relevant professional qualification (e.g., ACA, CFA) or a degree in finance, economics, maths, science, engineering, or real estate.
