How You'll Help Us Connect the World
We are hiring a Building Engineer onsite five days a week at our Horsham, PA facility. The position is full‑time and focuses on the safe and effective daily operation of machinery and systems. The Operating Engineer must ensure the highest level of professionalism, meet the clients' needs, and commit to achieving 100% uptime throughout the facility operations team. The role protects and improves the value of the client's assets and ensures that building engineering systems continue to perform their intended function.
Principal Duties and Responsibilities
* Supervises and directs contractors and monitors the performance of their assigned responsibilities, ensuring that all maintenance service requests are performed efficiently with minimal disruption.
* Operates all building systems and infrastructure within the facilities, including fire/life safety, mechanical (HVAC, plumbing, controls), lighting, and temperature controls systems.
* Analyzes the operation of various systems, determines the cause of problems or malfunctions, and takes corrective action as required.
* Completes special tasks such as painting, locksmith work, tenant services requests, and general maintenance as assigned.
* Performs assigned facility inspections and due diligence efforts, reporting on conditions that impact client occupancy and operations.
* Responds effectively to all emergencies.
* Complies with all safety procedures, maintains good housekeeping and safety of work areas, recognizes danger and safety hazards, and proposes methods to eliminate them.
* Complies with all policies for the safe storage, usage, and disposal of hazardous materials.
* Participates in ongoing technical, safety, and operational process training programs.
* Documents work performance and materials procurement as directed, using the work order system.
* Records readings and makes adjustments where necessary to assure proper operation of equipment.
* Manages work orders, including CMMS and vendor management.
Required Qualifications for Consideration
* High school diploma or GED and four or more years of experience in building engineering with a heavy emphasis on HVAC and Electrical.
* Candidate must possess and maintain a valid state driver’s license.
* Must be able to lift a minimum of 50 lbs., use ladders up to 30 ft, possess mechanical and electrical aptitude, and have excellent communication skills in English, both oral and written.
* Strong customer service skills.
* Experience using Microsoft Office (Word, Outlook, Excel, Teams).
* Ability to comply with both Jones Lang LaSalle and client‑directed policies and procedures.
* A self‑motivated candidate who can work independently or on a team.

* Training in NFPA70E.
Salary and Benefits
The expected salary range for this position is ($76,000 - $97,000). The candidate will be rewarded with a comprehensive benefits package, including medical, dental, and vision plans, life and accidental death insurance, a 401(k) plan, and participation in the Company's incentive plan. Candidates starting with the Company will be eligible for eleven paid holidays in a full calendar year, two weeks of paid vacation (prorated based on start date), and other leave options.
