Introduction
Broadening Choices for Older People (BCOP) is recruiting for a Housing Team Leader to join our Housing & Property Services team. BCOP supports older people across Birmingham through a range of independent living, supported living and almshouse accommodation schemes, alongside our nursing care homes and community services. We are committed to helping people live independently, safely, and with dignity in later life.
This is an exciting opportunity for an experienced housing professional to lead a small team delivering high-quality housing management and support services to residents aged over 55 and adults living with disabilities. Working closely with the Head of Housing, you will help shape and deliver responsive, person-centred services that support residents to live as independently as possible.
The role
As Housing Team Leader, you will oversee the day-to-day operational management of the housing team, supporting Housing Officers to deliver professional, compliant and resident-focused services across BCOP’s housing schemes.
The role includes responsibility for:
* Leading and supervising Housing Officers to ensure excellent housing management and support services are delivered consistently.
* Supporting the Head of Housing with service development, operational planning and continuous improvement initiatives.
* Managing tenancy and neighbourhood issues including anti-social behaviour, complaints, safeguarding concerns and tenancy breaches.
* Supporting effective income management processes to maximise income collection and minimise arrears and former tenant debt.
* Overseeing allocations, lettings and void management processes to ensure properties are allocated promptly and sustainably.
* Ensuring compliance with housing legislation, regulation, health and safety requirements, and internal policies and procedures.
* Building positive working relationships with local authorities, health services and community partners to support resident wellbeing and independence.
* Supporting resident engagement activity, consultations and wellbeing initiatives across BCOP’s housing communities.
* Maintaining accurate records, reporting performance effectively, and ensuring the housing management system is updated appropriately.
This is a varied and rewarding role requiring strong leadership, excellent organisational skills and a proactive approach to problem solving. The successful candidate will play an important role in maintaining high standards of service delivery while supporting both residents and colleagues.
Who we’re looking for
We are looking for an experienced housing professional with a strong understanding of social housing management, housing legislation and resident support services. You will have at least three years’ experience delivering housing services, ideally within supported housing, independent living, or services for older people. Experience in a senior or supervisory role would be an advantage.
You should have, be working towards, or be willing to work towards a relevant professional qualification such as CIH Level 4. A good understanding of welfare benefits, tenancy management, safeguarding, and housing compliance is essential.
You will be confident leading a team, managing competing priorities, and handling sensitive situations with professionalism, empathy and fairness. Strong communication and relationship-building skills are essential, along with the ability to work collaboratively with residents, colleagues and external partners.
