Healthcare Pricing Analyst (Senior Living)

Position Summary
The Pricing Analyst plays a critical role in developing and executing dynamic pricing strategies to optimize occupancy, revenue, and profitability across our senior living communities. This role supports all pricing functions including rent, levels of care (LOC), supplemental fees, market analysis, data reporting, and the development of future pricing infrastructure. The Pricing Analyst will work closely with Sales, Operations, and Finance teams to ensure pricing reflects market dynamics, community needs, investor expectations, and resident value.
Qualifications
Required:
2. 3–5 years of experience in pricing or revenue management within senior housing, healthcare, or hospitality
3. High proficiency in Excel and BI tools (e.g., Power BI, Tableau)
4. Experience with CRM/ERP tools (e.g., Salesforce, Yardi)
5. Strong analytical skills and ability to synthesize large data sets into actionable insights
Preferred:
6. Experience in senior housing, healthcare, or hospitality
7. Understanding of wellness/care pricing models
8. Familiarity with systems like Engrain, NIC Maps, AlayaCare, or PCC
1. Pricing Strategy
9. Lead the development and execution of dynamic pricing across multiple community types
10. Manage rent, levels-of-care, and supplemental service pricing
11. Ensure competitive, market-aligned rate positioning
2. Rate Management & Renewals
12. Oversee annual and anniversary rate increase strategies
13. Align pricing across new acquisitions and existing communities
14. Establish consistent processes and timelines for renewals
3. Concessions & Discount Strategy
15. Develop and manage concession frameworks based on market demand and performance
16. Monitor discount usage, guardrails, and financial impact
17. Partner with Sales and Operations to ensure proper execution
4. Sales Partnership & Performance Reviews
18. Conduct regular reviews with Sales leaders to assess performance and pricing opportunities
19. Provide training and tools to support service positioning and value communication
5. Data, Reporting & Systems Integration
20. Lead pricing analytics, dashboards, and reporting automation
21. Ensure data accuracy across systems such as Salesforce, Yardi, and Power BI
22. Use market and occupancy data to inform pricing decisions
6. Market Intelligence & Competitive Positioning
23. Maintain competitive pricing grids across communities
24. Integrate market data into pricing strategies and property plans
25. Support acquisition pricing and future market planning
