Contracts Manager - Reactive Maintenance
Link Contracting is a fast-growing Projects & Maintenance company seeking a highly motivated and skilled Contracts Manager to join our award-winning team. We are looking for a proactive, hands-on Contracts Manager with extensive building knowledge to work from our Wigan office. The role involves managing reactive repairs and small planned works in the retail and commercial sectors.
Role Overview:
1. Manage and oversee planned and reactive maintenance works from quotation to completion.
2. Ensure jobs are delivered on time, within budget, and maintain site safety and quality standards.
3. Deal promptly with customer inquiries and concerns.
4. Meet clients, assess work, produce quotations/estimates, and deliver within budget. Develop effective relationships with client representatives.
5. Manage and recruit all labor resources, including subcontractors and specialist trades, ensuring timely and budget-compliant completion.
6. Manage health and safety on site, including toolbox talks, safety inspections, and reviewing RAMS for suitability.
7. Assist in marketing company services to generate more work and income, and contribute to future growth planning.
8. Develop, monitor, and manage work programmes to ensure successful project delivery and future planning.
9. Collaborate with the Contract Support Team to ensure proper data management.
Skills and Qualifications:
* Trade background preferred.
* Strong focus on customer service and satisfaction.
* Experience in quoting and estimating.
* Experience in reactive maintenance and building maintenance.
* Excellent communication skills across all levels.
* Ability to work under pressure, multitask, problem-solve, and work independently.
* IOSH certification is desirable.
* Proficiency with IT packages, including MS Outlook, Word, Excel; willingness to learn other systems.
* Reliable, punctual, and able to manage own workload.
* Professional dress code for client meetings.
* Office-based role with approximately 65% site visits.
We Offer:
* Permanent, full-time contract
* Salary: £40,000 - £45,000 depending on experience
* Hours: Monday to Friday, 08:00 - 17:00
* Holidays: 22 days plus 8 bank holidays, increasing to 25 with service
