Their expert on-site management team ensures a seamless experience for their guests throughout their stay.\n\nExperience & Skills – Essential\n\n * Experience of undertaking repairs and maintenance in a domestic residential environment or as a general builder/residential construction in the following trades: plumber, electrician or carpenter\n\n * Fluent English verbal and written communication skills\n\n * Helpful, friendly personality with effective communication skills. Demonstrating a professional, courteous and helpful manner towards colleagues and residents always\n\n * Good team player with a positive approach and ability to work with little supervision\n\n * Ability to determine cost effective solutions to repairs\n\n * Experience of supervising Contractor & Supplier attendance\n\n * Excellent organisation skills with the ability to multitask and prioritise\n\nKnowledge & Qualifications\n\n * A recognised trade qualification, Building Crafts Operative Certificate, City and Guilds or NVQ relevant to undertaking repairs and maintenance in a residential building is expected\n\n * A reasonable level of general education with demonstrable written and numerical skills.
Preferably a minimum of education to O’ Level / GCSE level or equivalent\n\n * Experience in Decorating and making good walls and ceilings\n\n * Knowledge of H&S requirements on site and/or qualifications relating to H&S\n\nKey Role Responsibilities\n\n * Work as part of a friendly and supportive team playing a vital role within the team to ensure all their residents enjoy a high level of cleanliness and maintenance throughout the property.\n\n * Communicate effectively with customers, clients and colleagues, demonstrating understanding of the issue and responding accordingly\n\n * Monitor the electronic maintenance reporting system (Basecamp), daily ensuring tasks are completed to a high standard and within suitable time scales, corresponding with tenants when required.\n\n * Administer all property maintenance & records in accordance with The Quarters policies & procedures\n\n * Maintain adequate levels of spares, stock and supplies, ensuring effective forward planning\n\n * To respond to calls outside office hours in the event of emergencies or urgent issues\n\n * Undertake repair and maintenance tasks to a high-quality including plumbing; joinery and carpentry; painting/decorating; maintenance of lighting and; required statutory testing\n\n * Understand and respond to health and safety matters in an appropriate & timely manner\n\n * Ensure all common parts of the site including refuse and recycling facilities are frequently inspected and maintained to the highest standards of repair & cleanliness. Completing Daily/Weekly building check lists.\n\n * Co-ordinate Contractors/Suppliers executing minor works contract on site\n\n * Monitor Sub-Contractors performance to standard and retain accurate records of their site operations including all relevant RAMS & Permits to Work.\n\n * Accompany external contractors whilst on site in line with key management and access to accommodation policies and practice.\n\n * Ensure annual checks are carried out for their statutory insurance and qualifications.\n\n * Ensure the external grounds of the property are well maintained, clean, tidy and hazard free, supervising external contractors as required\n\n * Manage & maintain all statutory testing records up to date into Pyramid platform (request support from the Head of Facilities for tasks which external contractors shall be utilised)\n\n * Carry out annual PAT testing and inspections of emergency lighting, weekly fire alarm tests and fire evacuations\n\n * Practices proper safety techniques in accordance with Company and safe systems of work guidelines\n\n * Report any incidents or accidents to the GM and use the H&S Platform-Pyramid, to document them correctly.\n\n * Use the H&S and Fire Safety platform to review site risk assessments as required with the GM and update them as necessary
