Job Description – Commercial Manager (Roofing & Solar, New Build Residential) Location: Hybrid - Birmingham, Nottingham, Derby, Leicester, Coventry, Peterborough region Salary: Circa £60,000 - £70,000 (negotiable DOE) Employment Type: Full-time, Permanent About the Company Our client is a well-established name in residential construction, partnering with leading UK housebuilders to deliver high-quality new build housing schemes. With the launch of a brand-new Roofing & Solar Division, they are creating a core team to drive this growth across multiple branches. This is a rare opportunity to join at the ground level and play a pivotal role in shaping the division’s success. Role Overview As a Commercial Manager, you will be responsible for leading the commercial and financial management of roofing and solar installation packages across multiple new build residential projects. This is a strategic role, requiring you to work closely with senior leadership and project delivery teams to maximise profitability, manage risk, and ensure robust commercial controls are in place as the division scales nationally. Key Responsibilities Oversee all commercial and contractual aspects of multiple roofing and solar contracts. Lead on cost planning, forecasting, and budget management for new build housing projects. Manage subcontractor procurement, tendering, contract negotiation, and final accounts. Work with Contracts Managers and Estimators to ensure accurate pricing and strong margin delivery. Monitor project performance, preparing commercial reports and advising senior leadership on risks and opportunities. Ensure full compliance with contract terms (JCT, NEC, schedules of rates) and company procedures. Build strong relationships with clients, housebuilders, suppliers, and subcontractors. Support the growth and roll-out of the Roofing & Solar Division, implementing robust commercial strategies and processes. Key Requirements Proven experience as a Commercial Manager or Senior Quantity Surveyor within new build residential construction. Strong knowledge of roofing systems and/or solar installation desirable. Excellent financial management, negotiation, and contract law skills. Track record of managing commercial teams and delivering results across multiple projects. Highly analytical with strong reporting and forecasting capabilities.
