Role: Voids Coordinator
Salary: £45,000 - £50,000
Location: Hybrid/Ealing
Contract: 12 month fixed term
DBS Level: Basic
Purpose of the Role
Are you experienced in housing or property management, with a strong track record in managing voids? We’re looking for a Voids Coordinator to take ownership of our empty homes process ensuring properties move efficiently from tenancy termination to re let. You’ll be the central point of contact, coordinating multiple teams and contractors, challenging delays, and making sure every home is ready for new residents on time.
What You’ll Do
* Own the voids workflow: Manage the process from start to finish, ensuring every stage is completed safely, efficiently, and in line with housing sector best practice.
* Coordinate across teams: Work closely with Repairs, Lettings, Asset Management, Compliance, and Estate Services to keep things moving.
* Drive safety and quality: Apply your knowledge of site safety and housing regulations to ensure compliance at every step.
* Lead and challenge: Chair weekly review meetings, assign actions, and hold everyone accountable for their part in the process.
* Spot and solve problems: Track daily progress, identify delays or risks, and resolve issues quickly escalating where needed.
* Work with contractors: Liaise with external partners to keep works on track and resolve any workflow delays.
* Champion best practice: Recommend improvements to make the process more efficient, consistent, and transparent.
* Keep records and report: Maintain accurate records and produce clear, practical insights to support operational decisions.
What You’ll Bring
Essential:
* GCSEs (or equivalent) in Maths and English (Grades A*-C)
* IOSH Managing Safely or similar
* Relevant trade qualification or time-served experience
* Direct experience working in housing, social housing, or property management.
* Hands-on experience managing or coordinating the voids process
* Strong understanding of the voids lifecycle
* Proven ability to coordinate operational processes with multiple stakeholders.
* Strong focus on safety, with up to date knowledge of regulations and site standards.
* Attention to detail, reliability, and clear communication especially when working on time sensitive projects.
* Experience leading or coordinating teams
* IT skills
