Pub Overview The Area The Old Black Swan is located in the beautiful Yorkshire Dales village of Bedale. The area benefits from a large and increasing number of tourists staying in and near the village and visiting for the day, alongside a prosperous local population. It sits close to the home of Theakstons beer in Masham and in the middle of a high-footfall, tourist-friendly high street. The pub is also a local transport hub for buses and is close to a railway line, with walkers and cyclists passing regularly. There are 2,320 adults within a 10-minute walk and 5,098 within 20 minutes. The pub faces competition from four others within a five-minute walk, including the Green Dragon. We’re investing in a full refurbishment of the ground floor, redeveloping the kitchen, upgrading the toilets and refreshing the look and feel throughout. Outside, the pub will benefit from new signage, a bold colour scheme and a tidy-up of external areas to increase kerb appeal. This will create a traditional village pub with a quality food offer. The drinks range will feature the HUK portfolio, food will focus on pub favourites, and a coffee pod offer will be available. All figures quoted are exclusive of VAT. Estimated Working Capital is an estimate of key start-up costs such as professional fees, training fee, premises license fee, F&F valuation fee & till floats. There will be additional ongoing charges payable during the term of the agreement such as property maintenance, repairs fund, SmartDispense. These costs will be outlined prior to completing a business plan and finalised at Heads of Terms. The calculation of the Estimated Minimum Ingoing Costs assumes a minimum deposit of 1 month's rent and that fixtures and fittings (F&F) are rented. The subsequent deposit build up and F&F rental costs should be included in your financial assumptions in your business plan. Note that on FRI and Investment Tenancy Agreements deposits will always be 3 month's rent in advance and fixtures and fittings (F&F) must always be purchased. A deposit of 6 month's rent will be required for operators trading under a Limited Company with no Guarantors. In order to ensure a successful start-up, all applicants must have a minimum £10,000 un-borrowed funds.
